Suburban Brooklyn on the waterfront

Along Jamaica Bay at the terminus of the L train, Canarsie is a residential enclave in Brooklyn prized for its detached homes, tidy front yards and ample parking. The neighborhood’s waterfront location features a range of amenities, including a popular fishing pier, a serene nature preserve and inviting beachfront hiking trails that flourish in the summer months. With the Belt Parkway running past Canarsie Pier and Canarsie Park, the area maintains a quieter, less developed atmosphere compared to Coney Island, offering more affordable homeownership opportunities than many other waterfront Brooklyn neighborhoods.

Houses with easy parking and a gated waterfront community

Most homes in Canarsie come with private parking, either in driveways or backyard garages. The neighborhood features flat brick facades, wooden frames with vinyl siding and some brick bungalows. A majority of homes in the neighborhood were built in the 1960s. “A lot of the homes in the neighborhood are quite a bit younger than other parts of Brooklyn,” says real estate agent Mitchell Feldman of Pride Estates, who was born and raised in Canarsie. “The layout is more conducive to the way people want to live in this day and age, with big bedrooms and lots of closets.” The price point is another major factor, says Chris Cavorti, a real estate agent with 17 years of experience in the New York City area, who adds, “And because of the zoning, you’re restricted on height, which really keeps the suburban feel.” Pricing typically breaks down like this:

  • Single-family home prices can range from $675,000 to $1.5 million, with many owners renting out extra space to help cover costs
  • Condo units, often designed with brick exteriors and equipped with one-car garages, are priced between $250,000 and $500,000
  • Co-ops are uncommon, but most are available for $225,000 to $300,000.

Single family homes in Canarsie are often within close proximity of their neighbor, but often come with some outdoor space.

Waterfront activities without the crowds

Canarsie Park spans 132 acres and is home to baseball diamonds, cricket fields and a skatepark. Since 2021, the park has hosted an annual Caribbean Heritage and Juneteenth Festival with vibrant costumes and stilt dancers. Yacht, canoe clubs and kayak launches along Paerdegat Basin make the most of Jamaica Bay’s shoreline. Canarsie Pier is a popular fishing spot, Feldman says: “Depending on the season, you can get porgies, snapper and flounder.” Additionally, while the Fresh Creek Nature Preserve is largely inaccessible to the public, its shores are popular for birdwatching.

Flood zone expenses for homeowners

The Federal Emergency Management Agency reports that more than 10,000 residential buildings in Canarsie face a 1% annual risk of flooding. To mitigate these risks, the city constructed Tidal Gates in Fresh Creek during 2021 and 2022. Additionally, the New York City Department of City Planning notes that Canarsie Park provides residents with protection from significant wave exposure. Nonetheless, homeowners may continue to experience the impact of rising insurance premiums. “For any mortgage in a flood zone, you’ll be required to have flood insurance,” Cavorti says. “It’s absolutely an added expense.”

Canarsie has been a wonderful home to me throughout my 20 years here. I've had plenty of teachers who have motivated me and spurred my academic and social growth. The scenery is beautiful and there are a fair amount of restaurants. If there was one thing that I would change, it would be additional train stops in the area. Buses can get very crowded during rush hour and the winter.

I love living in this area. My neighboorhood is quiet and most of the neighbors get along. There is rarely any crimes committed and if so its only misdemanors not any major offense. I would definitely chose to live here again.
