Suburban Brooklyn on the waterfront
Overlooking Jamaica Bay, off the last stop on the L train, is Canarsie. This residential neighborhood is known for having detached houses with compact front yards, plentiful parking and strip malls with local businesses. Along the area’s three waterfront sides, amenities such as a fishing pier, a nature preserve and beachfront hiking trails come to life during the summer. With the Belt Parkway crossing Canarsie Pier and Canarsie Park, the area is less developed and less busy than Coney Island. However, that means homeownership is more affordable than in other waterfront Brooklyn neighborhoods. “The price point is a big draw,” says Chris Cavorti, a real estate agent with 17 years of experience in the New York City area. “And because of the zoning, you’re restricted on height. Which really keeps the suburban feel.”

Houses with easy parking and a gated waterfront community
In Canarsie, most houses include designated parking spots in driveways or backyard garages. Architectural styles prioritize flat brick facades and wooden frames with vinyl siding, as well as some brick bungalows. Prices range from $675,000 to $1.5 million, and residents often offset the cost by making room for renters. “A lot of people are looking to get extra income, so they get a multifamily home and rent out the other unit,” Cavorti says. Condo units range from $250,000 to $500,000, and resemble the houses with their brick exteriors, two- or three-story heights and one-car garages. Seaview Estates, a gated condo community, also has a swimming pool and a tennis court. Co-ops are rare, but units in a multibuilding complex along Fresh Creek are priced between $225,000 and $300,000.

Caribbean cuisine and bulk grocery shopping
Shopping and dining in Canarsie are concentrated on two main thoroughfares: Rockaway Parkway, which goes from the L train station to Canarsie Pier, and Flatlands Avenue, which runs perpendicular. Many restaurants reflect the local Caribbean, Haitian and Jamaican cultures, and specialize in hearty meat dishes, fried fish and beef patties. Closer to the pier, small strip malls have more restaurants and gas stations, and Parkway Plaza, in the middle of the neighborhood, has an Ideal supermarket for groceries. Farther inland, Canarsie Plaza mall has a BJ’s Wholesale Club.

Larger-than-life costumes and Caribbean food at the pier
Beginning in 2021, residents have been hosting the annual Caribbean Heritage and Juneteenth Festival in Canarsie Park. Attendees are encouraged to wear their biggest and most colorful Carnival-inspired costumes and enjoy performance by stilt dancers. On Memorial Day, the Brooklyn Canarsie Lions Club, a local community organization, also hosts an annual parade.
Scientific, career-oriented middle and high schools
Families have multiple public school options at all grade levels. For preschool through fifth grade, kids can attend P.S. 114 or P.S. 115, both of which have B grades from Niche. For sixth through eighth grades, kids can attend P.S. 66 or the Science and Medicine Middle School, which have C-plus grades. High schools also have C-plus grades, and include the High School for Medical Professions, which caters to students who want to pursue careers in healthcare.

Waterfront activities without the crowds
At 132 acres, Canarsie Park outdoes itself with baseball diamonds, cricket fields and a skatepark. Yacht and canoe clubs in Paerdegat Basin, as well as kayak launches along all three sides of the shoreline, make excellent use of the surrounding Jamaica Bay. Canarsie Pier is a popular fishing spot, and while the Fresh Creek Nature Preserve is largely inaccessible to the public, its shores are popular for birdwatching.

Where the L train ends and the expressway picks up
While subway access in Canarsie is limited to the L train, which has its final stop toward the northern border of the neighborhood, half a dozen bus lines loop through the area to take residents to other parts of Brooklyn and into Manhattan. An entrance to the Belt Parkway near Canarsie Pier also provides easy access to JFK Airport and Long Island.
Rockaway Parkway is the closest subway station to Canarsie.

Flood zone expenses for homeowners
According to the Federal Emergency Management Agency, over 10,000 residential buildings in Canarsie have a 1% chance of flooding in any given year. In 2021 and 2022, the city built Tidal Gates in Fresh Creek to reduce flooding risks, and the NYC Department of City Planning has said that Canarsie Park shields residents from significant wave risk. However, homeowners are still affected by potential increases to insurance premiums. “For any mortgage in a flood zone, you’ll be required to have flood insurance,” Cavorti says. “It’s absolutely an added expense.”

I lived in Canarsie for over 16 years, and I love Canarsie. It is quiet and calm. Filled with honest hard-working people. Neighbors look out for each other and help each other out. The people that own and work in the neighboring stores are always friendly and helpful. Growing up in Canarsie I always felt safe, especially because I know I look different. I still felt comfortable to walk and go anywhere in Canarsie and I was always greeted with acceptance.
