A trendy Brooklyn neighborhood close to Williamsburg
East Williamsburg is a flourishing Brooklyn neighborhood known for its arts and nightlife scenes, as well as large industrial buildings. South of the Brooklyn-Queens Expressway and intersected by Newtown Creek, East Williamsburg tends to have generally fuzzy boundaries that define the neighborhood, as it blends into Bushwick to the south and Williamsburg to the west. As development and a shift in housing prices have changed in Williamsburg, younger people and artists have moved east. “The artistic community is going to East Williamsburg where they can spread their wings in a little bit of a larger space,” says Christian Haag, a real estate salesperson with Nest Seekers International who has lived in Williamsburg for 20 years. “They have that community of artists, they’re younger and they still want that raw, hip feeling.”

Condos and conversions, including Firehouse Lofts
While industrial buildings define the neighborhood, condos and loft-style conversions can be found. “The beauty of East Williamsburg is every block is really so different, in a good way,” says Haag. A one-bedroom condo costs between $680,000 and $1.2 million. A condo conversion, such as the Firehouse Lofts, originally a midcentury firehouse on Metropolitan Avenue, has one-bedrooms that cost between $799,000 to $1.3 million. Near Graham Avenue, in the Umbrella Factory, a luxury condo building that served as an umbrella factory in the 1940s, a two-bedroom goes for between $1.5 to $2.2 million. Single and multi-family townhouses near Kingsland Avenue run between $1.3 million and $2.9 million.

Newtown Creek pollution
Newtown Creek, which runs along the neighborhood’s eastern edge, has historically been highly polluted, as it was a site for industrial dumping, and the water continues to be contaminated. While not an overt health concern, swimming in the water is prohibited.
