Homes with water views and access to great schools in Riverview
Riverview flows alongside the Mississippi River in Brooklyn Park, a suburb about 10 miles north of Minneapolis. Two major highways border the neighborhood, which offers access to top-notch schools and scenic parks. “Anoka-Hennepin is a highly rated school district, so people want to be there for that,” says Paul Ekstrom, broker and owner at Realty One Group, who’s been selling in the region since 2006. “Brooklyn Park is a very busy, highly populated suburb of the Twin Cities, but that area is buffered by a lot of parkland and the river.”

Homes date to the late 20th century in Riverview
Raised ranch-style and contemporary homes with attached garages line the small network of residential streets. Most builds date to the late 20th century and include land parcels measuring at least a third of an acre. Sidewalks are rare, and streets don’t have much shoulder on either side, so navigating on foot can be difficult, especially in winter. Although the neighborhood is primarily residential, home sales are infrequent. Recently, townhomes sold for $300,000 to $325,000, and ranch-style and contemporary homes sold for $350,000 to $450,000. Homes with riverfront access might be priced slightly higher, yet they’ll likely be less expensive than comparable ones in neighborhoods farther north. “In that area south of the 610, there’ll be older houses along the river,” Ekstrom says. “North of the 610, you’re looking at more upper-bracket housing.” Some riverfront homes offer views of Banfill Island, a natural area owned by the University of Minnesota. Buyers should note that residents who live close to the major highways might be subject to high noise levels, particularly during the morning and evening commutes.

Environmental concerns and low crime risk
The neighborhood has a CAP Index Crime Score of 2, lower than the national average. However, the risk of hail is relatively high, so it’s a good idea to look for properties with garages to protect vehicles. Properties close to the river are also at risk of flooding.
