Historic town realizing its future

At the turn of the 20th century, the historic town of Troy was reputedly the fourth-wealthiest city in America, leveraging its location at the confluence of the Hudson and Mohawk Rivers to become a hub of the early American industrial revolution. Troy’s prestigious history is evident throughout the city, from its elegant Victorian architecture and Tiffany stained-glass windows to its world-renowned cultural institutions, including Troy Music Hall and Rensselaer Polytechnic Institute, the oldest private technical university in the United States. Today, Troy has lost much of its manufacturing base and urban population, but the “Realize Troy” initiative of 2014 has begun to recapture much of the history and pride of Troy while embracing the rural farming communities to the east.

A little bit of everything

The housing market in Troy is divided into two distinct zones. To the west, a small urban pocket of residential homes hugs the banks of the Hudson River, featuring single-family bungalows and American Foursquare homes alongside Victorian-style duplexes and triplexes, with prices ranging from $150,000 to $275,000. Moving east into Rensselaer County, the Troy quickly transforms into a vast rural landscape dotted with small farming towns, where homebuyers can choose from modest ranch, split-level and Cape Cod homes on quiet residential streets or large American Craftsman and custom-built farmhouses overlooking rolling family farms. Housing prices vary widely, with homes selling for a median price of $260,000 after only 19 days on the market. “It’s a huge area with a little bit of everything,” says James Perniciaro, an Associate Broker with Heer Realty and a top salesperson in the Capital Region. “Inventory has been low in recent years, but buyers have a lot of different housing types to choose from in Troy.”

Troy Botanical Garden is a perfect spot for a refreshing walk among the native flowers, handcrafted miniature statues and a 9-hole golf course. The Country Club of Troy offers a premier, all-encompassing menu of services and facilities for members tucked away on 175 acres in the Rensselaer County foothills. On rainy days, residents can exercise at the Brunswick Community Center or the Capital City YMCA.
