Brush Prairie has housing variety in a bucolic setting
Towering pine trees and green meadows are the canvas for life in Brush Prairie. This small, southern Washington community offers properties with spacious lots, on quiet streets — a departure from the nearby urban setting. “It definitely is a little rural gem, right outside Vancouver,” says Realtor Leah Higgins of Berkshire Hathaway HomeServices, who has about 15 years of industry experience. It’s the type of atmosphere attracting new development, making Brush Prairie an area Higgins describes as up-and-coming.
Choices are growing within this rural community
Many properties around Brush Prairie have plenty of space to breathe, offering at least an acre on a narrow country road. Some of the homes on these lots date back to the early 20th century, with various Cape Cod, ranch and colonial-style options, too. However, some subdivisions, like Cedars Village and Sterling Place, have recently popped up, offering New Traditional-style homes on smaller lots. “It’s really, really flat, [and has a] view of the mountains,” Higgins says of why the area has attracted development. “It’s easy to build.” The newer houses in Brush Prairie sell for $475,000 to around $1 million based on square footage. The area’s established homes with acreage go for $500,000 to $1.9 million. Brush Prairie also has manufactured homes for $100,000 to $455,000.
Maple Grove, Glenwood Heights and Laurin offer extended care
The Battle Ground School District has a B-minus grade on Niche and serves much of Brush Prairie. Students may go to the B-rated Maple Grove or Glenwood Heights for kindergarten through fourth grade, before advancing to the B-minus-rated Laurin Middle for Grades 5 through 8. Each of those schools offers before- and after-school care through the national Right At School program. Prairie High carries a B rating, and its sports teams have collected 15 state championships since 1979.
Northeast 117th Avenue is a key thoroughfare
As one of the main roads running through the middle of Brush Prairie, Northeast 117th Avenue is the area's connection to Washington State Route 500 for drives to Vancouver, Washington's fourth-largest city, 12 miles away. Portland is just a bit farther, over 20 miles when using Route 500 and Interstate 5. The Portland International Airport offers nonstop flights to over 60 destinations. “It’s kind of a little privacy tucked away just outside all the city areas,” Higgins says of Brush Prairie’s location.
Locals don’t have to leave for dining and groceries
Though Vancouver has many more options, residents can stay close to home for a bite. Places like Prairie Tavern serve breakfast pizza, and Caples Waffles and Espresso food truck is known partly for its breakfast sandwiches that substitute waffles for bread. There’s a selection of chains, including Taco Bell, Subway and Dairy Queen, in a shopping center off Northeast 117th Avenue. A WinCo Food Supermarket anchors the plaza. Brush Prairie General Store is another grocery option and sometimes offers prepared foods, including teriyaki chicken, on Fridays. “It’s a very small-town feel,” Higgins says.
Green space is available all around Brush Prairie and the surrounding areas
Locals have access to multiple trails, and hiking and biking are popular pastimes in the area. The Groth Nature Preserve trail features paths that wind through tall trees and broad prairies. The nearby 118-acre Gordy Jolma Family Natural Area offers more trails to explore in a mostly open setting. Prairie Field is a hub for sports, with five ball diamonds. Dog owners can take advantage of the Lucky Memorial Dog Park, an almost 5-acre off-leash area.
Sunflower Festival brightens the community
O’Keefe Farms in Brush Prairie hosts what’s now an annual tradition: the Sunflower Festival. The festival started in 2020 and is a staple of August. Visitors can peruse and take pictures in O’Keefe’s sunflower fields, with food and live music on site.
