A suburban feel between Bryan and College Station
With landscaped lawns, a tranquil park and plenty of cul-de-sacs, Memorial Forest casts suburban spell. However, the small neighborhood sits right in the middle of Bryan and College Station, twin cities that together exceed a population of 200,000. “It’s a beautiful area,” says Lisa Cadena Craig, Broker Associate at Keller Williams Brazos Valley. After graduating from Texas A&M in 1993, Cadena Craig still lives in the area. “If someone wants an area with established homes and neighborhoods and that hometown feel, it’s Memorial Forest.”

Brick homes in Memorial Forest
Mature oaks shade the well-manicured lawns that run along Memorial Forest's suburban streets. The mostly brick builds vary in style, with one-story ranchers and Colonial revivals south of Camelot Park, while new traditional homes with pitched roofs are more common north of the park. “They’re definitely well maintained, and the homeowners have a lot of pride in their community,” Cadena Craig says. Prices are generally between the mid-$200,000s to the mid-$300,000s, though homes with fairway views of the City Course at the Philips Event Center can sell up to $500,000. The north side of the neighborhood is split between several HOAs with fees generally between $100 and $1,200, while the southern portion doesn’t have an association. Various condos, most of which sit closer to East 29th Street, sell between $100,000 and $200,000.

Well-regarded schools in Bryan ISD
As part of the Bryan Independent School District, Memorial Forest sends kids to Johnson Elementary School, which received a B from Niche, followed by B-rated Sam Rayburn Intermediate School for fifth and sixth grades and B-minus-rated Stephen F. Austin Middle School. Students can participate in the International Baccalaureate program at B-rated Bryan High School, or they can apply to A-rated Bryan Collegiate High School, where they can simultaneously obtain a high school diploma and a two-year college degree. The Bryan campus of Blinn College sits across from the neighborhood, offering associate degrees, while Texas A&M University is less than 4 miles away.

Camelot Park is in the heart of Memorial Forest. Residents can walk to the park, where kids clamber around the playground as parents sit on nearby benches. The Briar Meadows trail runs through the park, following a creek and connecting the park to residential streets. Bryan Towne Center and other shopping destinations
A few separate shopping centers sit beside Highway 6, giving Memorial Forest plenty of retail options. A Walmart and a Lowe’s are located just off Briarcrest Drive, while residents can cross Highway 6 to shop at the Target at Bryan Towne Center. The Colony Park shopping center, also across the highway, has a Kroger and a movie theater. Smaller eateries surround the anchor stores in each strip mall, including chains like Freddy’s Steakburgers and Chick-fil-A. Downtown Bryan, less than 3 miles away, has more local restaurants, including the Longhorn Tavern Steakhouse, a Bryan staple known for chicken-fried steak.

First Friday in downtown Bryan
Residents of Memorial Forest can easily attend events held by the city of Bryan, many in the nearby downtown. One of the best known events, the monthly First Friday closes down streets in the heart of Bryan for a festival featuring live music, food vendors and retail from local businesses. “Everybody loves going downtown for First Fridays,” Cadena Craig says. “It’s a lot of mom-and-pop-type stores, so it helps give it that small, hometown feel.”

Memorial Forest is centrally located within the Bryan-College Station area. Residents can drive 3 miles to the center of College Station, while downtown Bryan is 2.5 miles away. Meanwhile, the area hospital, CHI St. Joseph Health Hospital, sits just across the street from the neighborhood, with many residents working at the facility. Memorial Forest also has easy access to Texas Highway 6, just a mile and a half from the neighborhood. For those who don’t want to drive, the Brazos Transit District operates bus routes throughout Bryan-College Station, and its Blue Line serves the neighborhood.
