Established neighborhood behind the Tejas Center
Adjacent to its namesake shopping center in midtown Bryan, Tejas offers well-maintained ranch homes, roomy lots and central location. “It’s an older, established neighborhood,” says Anthony Gutierrez, a Realtor with Keller Williams Realty Brazos Valley who has worked in the area for seven years. “There are older homes, but big lots, which is a draw to this neighborhood.”

Appealing architecture in older ranch homes
Set back from Texas Avenue, neighborhood streets in Tejas jut off from Carter Creek Parkway. “In these neighborhoods, you can still find homes that are on a half-acre of land,” Gutierrez says. “It’s an area that was built out in the 1970s and ’80s, so it’s older homes, but you have some cool architecture like sunken living rooms you don’t find anywhere else.” Most of Tejas’ ranch-style houses sell between $300,000 and the upper $400,000s.

Shopping at the Tejas Center
The neighborhood is named for the adjacent Tejas Center, a popular shopping center at the corner of Texas Avenue and Villa Maria Road. An H-E-B anchors the area, with Marshalls, JoAnn Fabric and other stores filling out the center. Fast-food spots like Whataburger and Little Caesar’s Pizza flank Texas Avenue, but locals head to University Drive, a little more than a mile toward College Station, for sit-down favorites including brunch at Toasted Yolk and elevated Italian at Casa Mangiare.

Education starting at nearby Ross Elementary
Kids in Tejas start their education in the neighborhood at Sul Ross Elementary, rated C-plus by Niche. They then attend Jane Long Intermediate School for fifth and sixth grade and Stephen F. Austin Middle School for seventh and eighth, with each school rated B-minus. Students move onto B-rated Bryan High School, which offers the International Baccalaureate program, or they can apply to A-rated Bryan Collegiate High School, where students can simultaneously attain a high school diploma and an associate degree. A mile away, the Bryan campus of Blinn College also offers associate degrees, while Texas A&M University — the country’s second-largest university by enrollment — is less than 3 miles away in the other direction.

Parks on either side of Tejas
Tejas residents have their choice of parks on either end of the neighborhood. On the east side at Tanglewood Park, kids can play on one of two playgrounds or try their hands at tennis or volleyball. The park also offers a walking trail around the perimeter. On the opposite end, Sul Ross Park sits along Burton Creek and has a playground.

First Fridays and fall Saturdays in Bryan-College Station
Each month, downtown Bryan shuts down its streets for the First Friday festival, a family-friendly event with live music and vendors. In College Station, fall Saturdays are the big days. The Texas A&M Aggies play their home football games at Kyle Field, the sixth-largest stadium in the world at a capacity of 102,733. Though the flood of fans washes over Texas A&M’s campus 3 miles away, there is a general increase in gameday traffic all across the Bryan-College Station area.
Tejas is a small part of Aggietown.

Convenient commutes via Texas Avenue
Tejas’ convenient location between downtown Bryan and College Station makes getting around easy. The neighborhood is set back from the main roads, but Texas Avenue — the main commercial drag between College Station and downtown Bryan — in less than a mile. Meanwhile, Texas Highway 6 is 2 miles from the neighborhood, with 90-mile drives northwest to Waco or southeast to Houston. Easterwood Airport in College Station offers commercial service to Dallas-Fort Worth International, but Houston has the nearest major airport.
Texas Ave has many different culinary and dinging experiences for Tejas residents.

Burton Creek’s flood risk
Residents of Tejas — especially those along Burton Creek, which runs through the neighborhood — are cognizant of their flood risk. Many homes within the FEMA-designated floodplain call for flood insurance. “It doesn’t really stop people from buying homes, but it is a concern,” Gutierrez says.
