Tucked-away city with convenience on Lake Washington

With a population of about 17,000, Bryn Mawr-Skyway is one of Washington's most diverse suburban cities. In the mid-1900s, it was an affordable housing sector for World War II veterans. Today, it is near top industries, including local healthcare facilities and a Boeing factory in nearby Renton. "Bryn Mawr-Skyway is cheaper because it hasn't been discovered yet," says Vladimir Grigoriev, an area local and Realtor at eXp Realty Whitman. "It's coveted and hidden away from noisy areas, and it has great proximity to the lake, brand new restaurants and shopping."

Contemporary subdivisions and large property sizes

The city's architectural stock comprises newer contemporary and ranch-style homes from the 1950s. Many 2020s contemporary builds are in the Skyway Village subdivision, with properties reaching 3,000 square feet. Other high-value properties are farther north with boat ramps on Lake Washington. The median single-family price is $700,000. While higher than the nationwide median, this area has lower-priced properties compared to those in Seattle. "It's a way quieter area, with great proximity if you work in Renton or are an engineer at Boeing," Grigoriev says.

Dining options in Downtown Renton

Bryn Mawr-Skyway is about 2 miles from Downtown Renton, which includes Thai, Italian and Vietnamese eateries. Downtown also features antique stores and markets in a walkable area. Bryn-Mawr Skyway has a supermarket, bowling alley and casino in the Skyway Shopping Center. Another option is Westfield Southcenter, a two-story Seattle mall with over 200 stores and an IMAX theater. The Landing area has department stores and restaurants near the local Boeing facility.

Green spaces and trails connect to the Puget Sound

Lakeridge Park's mile-long trail traverses Taylor Creek Canyon, a woodland area surrounding a stream. The Lake to Sound Trail snakes along the south end of Bryn Mawr-Skyway, part of a 16-mile greenbelt connecting Lake Washington to Puget Sound. The central recreation space is Skyway Park. Events and festivals celebrate the city's diversity

The area hosts local events to celebrate the community. The Skyway Juneteenth Celebration features games, entertainment and a career fair at Campbell Hill Elementary School. The Nia Festival in July has live music in Skyway Park to celebrate Black culture. In August, the Skyway Outdoor Cinema is a summer movie series with kids' activities and blockbuster films under the stars.

B-rated Renton schools with transfer options

The Renton School District serves about 15,000 students and earns a B grade from Niche. The district's chemistry program has advanced college credit courses recognized by the National Science Association. Additionally, families can apply for an intra-district transfer, allowing students to possibly attend preferred schools.

Transportation along I-5 and a transit center

The King County Metro bus system has many public transit routes at the South Renton Park & Ride. The Renton Transit Center downtown is a stop along the Sound Transit commuter rail. Bryn Mawr-Skyway sits along Interstate 5, providing easy access to the surrounding metros. Tacoma is roughly 28 miles south on I-5, while Downtown Seattle is about 11 miles north. The Kaiser Permanente Medical Center is the nearest emergency room in Renton, around 3 miles away. The nearby Seattle-Tacoma International Airport offers flights to cities worldwide.

Declining crime rates and a temperate climate

According to the Seattle Police Department, violent crime declined by about 2% in 2023, while property crime decreased by 8%. Overall, crime dropped by 6%.

This Pacific Northwest city has a temperate climate with warm summers and wet winters that bring frequent rainfall. Due to traffic, properties along Martin Luther King Jr. Way and Rainier Avenue may experience higher noise levels. The Seattle area may also be prone to earthquakes.
