One of the main draws to this 55-and-over community is how much there is to do. “We have just about every amenity you can think of,” says Audre Skakoon, Neighborhood Specialist for the Festival Team of Homesmart. “Golf, tennis, pickleball, volleyball, pools — you name it, we have it.” Sun City Festival’s liveliness, desert scenery and variety of home options contribute to its continued growth.

Mediterranean-style homes and new construction
Sun City Festival’s homes flank wide residential streets and the occasional cul-de-sac. Many houses back up to the golf course fairway. With tiled roofs and stucco exteriors, most of these Mediterranean-style builds are one story. Properties generally range from the mid-$300,000s to the mid-$800,000s based on square footage and floorplan, although a few houses towards the neighborhood's edge have reached $1 million. Newly constructed homes continue to emerge onto the market, allowing those younger than 55 to buy in the neighborhood. “Houses that have been sold already are restricted to 55 and over, but you only have to be 45 to buy new construction,” Skakoon says. On the neighborhood's east side, the Festival Foothills area is not age-restricted and is available for all potential residents. Much of the neighborhood is included in the Sun City Festival HOA, which assesses a $145 monthly fee.

Play a round at Copper Canyon Golf Club
The centerpiece of Sun City Festival is Copper Canyon Golf Club, a well-manicured 27-hole course that overlooks the mountains to the southeast. Golfers can enjoy a round or work on their swing at the driving range. Next door to the golf club, the Sage Recreation Center houses a gym, a pool for neighborhood residents, and courts for tennis, pickleball and bocce. The Saguaro Recreation Center provides many of the same amenities for the portion of the neighborhood south of Sun Valley Parkway. For a more traditional park open to all, Festival Foothills Community Park includes a playground, a softball field, and a basketball court. Residents are not confined to the neighborhood for their recreation, though — a 30-minute drive away, White Tank Mountain Regional Park is a popular spot for biking, hiking and horseback riding through a scenic, rugged landscape.

Join a club in Sun City Festival
Sun City Festival may be in the middle of the desert, but there’s no lack of action in the neighborhood. “The events are really what tie this community together,” Skakoon says. “We have an amphitheater that puts on all sorts of music events. There are outdoor movies, wine-tasting events, even karaoke. There are tons of things to do here.” Neighborhood residents can also pursue their passions or pick up a new hobby in one of Sun City Festival’s 40 different clubs and interest groups, including arts and crafts, cooking and sports.

"Taco Tuesday" at Indigo Grille
Sun City Festival’s pleasant solitude gives it the feel of a desert retreat, but it also means residents have limited dining options. The only restaurant in the neighborhood is Indigo Grille, located at the Copper Canyon Golf Club. Residents praise the recently upgraded menu and “Taco Tuesday” offerings. Otherwise, those who live in Sun City Festival will have to drive the 10 miles east into Surprise. Safeway and Walgreens occupy the Surprise Farms shopping center for groceries and other essentials.

The lone school in Sun City Festival
Despite its mainly 55-and-up nature, Sun City Festival does have Festival Foothills Elementary. The kindergarten through eighth-grade school received a B-minus grade from Niche. Students then enroll at Wickenburg High School, which received a C. The school, just over 40 miles from Sun City Festival, offers career training programs in disciplines including Culinary Arts and Agricultural Education.
