Outdoor lifestyle in the growing new home community of Sunfield
Sunfield is known for its lazy river, dog parks, fishing ponds and other outdoor amenities, all contained within this new home community south of Austin. This is one of the larger master planned developments in Buda, a growing commuter suburb near employers such as Tesla, Apple and Amazon. Sunfield is growing along with it, thanks to its outdoor lifestyle and new homes, which are drawing in families. Builders such as Brightland Homes are creating more openings. "This is going to be a sweet spot in general," says Laura Clingaman, a new home sales consultant with Brightland. "People looking in Austin will find it’s a little more affordable if they step just outside, and you get a little more bang for your buck. Location-wise, we've got a lot to offer."
Buildable plans and move-in-ready homes with spacious layouts
There are several builders to choose from, including Taylor Morrison, Pulte Homes, Chesmar Homes, Centex, CastleRock Communities, David Weekley Homes and Brightland Homes. They offer a range of buildable plans for those looking to customize, as well as brand-new spec homes for those looking for a quick move-in. "We get a lot of families in Sunfield, so a lot of our floor plans are designed with families in mind," Clingaman says. "They typically have functional layouts, lots of space, and we've got floor plans that can accommodate three to five bedrooms, so there's a little bit of something for everyone." The median single-family home price is around $400,000, significantly lower than in Austin.
Water features, parks and pathways
Outdoor spaces are a highlight, including water features, parks, fishing ponds and 12 miles of walkways. At the center, a 1,000-foot lazy river winds around a spacious pool deck with lounge chairs and covered picnic pavilions. "A lot of kids are out there in the summer," Clingaman says. A second lazy river is in the works on the community's up-and-coming south side. The Sunbright Activity Center features a splash pad and junior Olympic-sized swimming pool to help beat the triple-digit summer temperatures.
New schools in the Hays Consolidated Independent School District
New schools are keeping pace with growth in the Hays Consolidated Independent School District. Sunfield Elementary School opened in 2022 and doesn't yet have a grade from Niche. The A-minus-rated Johnson High School opened the same year and offers a rigorous curriculum including fine arts programs and career and technical education courses. Kids typically attend McCormick Middle School, which gets a B-minus. About 50,000 students work toward their undergraduate and graduate degrees at the University of Texas at Austin.
Historic character in downtown Buda
Sunfield's new vibe is balanced by historic downtown Buda. "Buda still has a small-town charm, which is unique in such a growing area," Clingaman says. "The whole main street area has old houses turned into bars and restaurants —there's a lot of uniqueness to it." Louie's serves traditional barbecue and Mexican classics, including smoked meat entrees and tacos. Well-known brands, including H-E-B, Walmart Supercenter, Target, Lowe's, and Kohl's, are further south.
Events in Sunfield and Buda
The lifestyle team organizes annual events, including an Easter egg hunt, Fourth of July celebration and casino night. Sunfield's Thanksgiving Turkey Trot is open to all Buda residents, featuring a 5K race and a kids 1K sprint. Buda is its own event hub, with seasonal celebrations throughout the year. Budafest includes several events over three days in December, including a tree lighting ceremony, a lighted parade and a vendor market.
Interstates, trails and paratransit services
The community's large size means that most people prefer to drive. However, 12 miles of trails wind thorugh the area, making it possible to get around on foot. Sunfield is about 15 miles south of Austin, and commuters have convenient highway access. Interstate 35 leads directly into the city and south to San Antonio. Fixed bus routes are not available, but the Seniors Taking a Ride service offers on-demand trips to medical appointments, grocery stores and other destinations. It's free for Buda residents 60 years or older.
