Centrally located with nods to activists
Cold Springs is a small neighborhood about 2 miles north of downtown Buffalo. “It’s sandwiched between the medical corridor and Delaware Park,” says Todd Aichinger, a real estate salesperson with MetroRoberts Realty. “We’re seeing people going in and putting money in the neighborhood.” The neighborhood isn’t just residential, with Canisius University in the northern corner, as well as a storage center and a metro transportation depot as well. The Freedom Wall murals line the southern edge of the neighborhood, honoring notable activists such as Rosa Parks, Mary B. Talbert, Frederick Douglass and Arthur O. Eve. “It’s a dense neighborhood, but with a sense of fluidness,” says Andrew Scott, a Realtor, associate broker and partner of Scott Realty Group. “And it’s still slow, there’s not high traffic, no long lines at the gas station.”
Buses all around and access to the metro
With Main Street acting as one border of the neighborhood, residents have access to several bus lines. “There’s an ease to getting around,” says Aichinger. “It’s just off Main Street, which has a lot of traditional stuff like bars and banking.” At the northwestern corner of the neighborhood is a Light Rail station. Residents can also walk to local shopping areas and Delaware Park. “No matter where you’re at in Cold Springs you’re sitting on a bus route,” says Scott. “You’re very close to everything you need. You’re also sitting right on top of Main Street as well as Jefferson Avenue.”

Foursquare’s and bungalows lining the streets
Single-family and multi-family homes mix together throughout the neighborhood. Whether homebuyers are looking to buy a multi-unit home to live in one unit and rent the other or to rent both, prices begin at $32,000 for a home in need of renovations and reach $210,000 for an updated home. Some homes only offer street parking, but the majority have driveways. A few may have garages, but some homes may only have a driveway. While the neighborhood is filled with homes, they don’t sit pressed against each other. Front yards are smaller than backyards, sometimes lined with fences. Single-family bungalows and American Foursquares line the streets, with a scattering of New Traditional homes. Prices begin at $63,000 and reach $240,000. There are also several apartment buildings on the edges of the neighborhood; some of which have colorful painted murals on the side of the building.
Cold Springs has seen a resurgence with these historic homes having been restored in 2022.

Three restaurants within and nearby shopping
While the neighborhood is mostly residential, three restaurants line the edges of the neighborhood. Residents can get pizza from Imperial Pizza on Main Street, Caribbean from Trini’s or steak hoagies from Buffalo’s Golden Corner. On Jefferson Avenue, the Jefferson Food Market is a small convenience store. Residents can head to the Tops Friendly Markets, the site of a racially motivated mass shooting in 2022, for groceries. After a several-month closure, the store reopened with a mural across the street in commemoration of the 10 victims. Sunflowers were planted in 2023, with the hope of continuing to plant them yearly.

Practicing sports at nearby parks
Masten Park is about a mile and a half south of the neighborhood. The park has room for both official games at the Johnnie B. Wiley football field and unofficial soccer games at the large open green space by the tennis courts. Surrounding the football field is an eight-lane track. Masten Park also has a baseball field. At the 50-acre MLK Jr. Park, children can run through the Splash Pad through Labor Day or explore the inclusive playground. The park is also home to the Buffalo Museum of Science, where residents can view dinosaur bones and participate in interactive exhibits.
Masten Park is a large park close to Cold Springs and has basketball court and a playground.
Delaware Park near Cold Springs has plenty of different sport courts.

Auditioning for a visual arts future
Students can begin at Early Childhood Center #17 for kindergarten through fourth grade, which receives a C from Niche. Students can then audition for the B-minus rated Buffalo Academy for the Visual and Performing Arts (BAVPA), which begins in fifth grade and goes through twelfth grade. BAVPA students are required to choose which major they will follow throughout school.
The Buffalo Academy for Performing and Visual Arts has an overall B- grade on Niche.
PS 17 Early Childhood Center in Cold Springs has a student teacher ratio of 9 to 1.

The Buffalo Zoo and paddling across the lake
Covering 350 acres, Delaware Park has room for a golf course, zoo and a lake. Residents can spend the day at the third-oldest zoo in the country and then walk around the golf course. At Hoyt Lake, residents can rent paddleboards or continue their stroll around the lake.
Cold Springs residents can use nearby Hoyt Lake to paddle in pink flamingo boats.
The Buffalo Zoo near Cold Springs has over 300 different animals and was founded in 1875.

Crime
Canisius University is just north of the neighborhood, with its athletic center sitting in the northern section of the neighborhood.
