With the proximity of Downtown, the neighborhood of Columbus has a walkability score of 93 out of 100, making it a walker’s paradise. “It’s minutes from downtown,” says Todd Aichinger, a real estate salesperson with MetroRoberts Realty. “And the waterfront is kind of a big thing.” The waterfront includes a park with naval ships and tanks on display, an ice-skating rink that includes the Buffalo-original ice bikes, and various walking paths to view Lake Erie. The neighborhood is divided into a business district and residential areas by Niagara Street. The business area is home to both city and national services, such as a Federal Bureau of Investigation office, BlueCross BlueShield of Western New York, the television station WKBW-TV and a post office. Residents can walk across South Elmwood Avenue, which acts as the eastern border of the neighborhood, to reach Downtown Buffalo and its theaters, dining options and businesses.
Victorian homes from the early 1900s
There are a few recently built apartments for rent lining Niagara Street on the business section of the neighborhood, but most homes are to the northeast section and have smaller lot sizes. Most homes have a garage or at least a paved driveway area, but some will only have street parking. Victorian homes, including Italianate and Queen Anne styles, fill the area, with some Greek Revival and Colonial Revival scattered throughout. Most homes along the nine residential streets were built around 1900, but there are a few homes built closer to 40 years ago. Housing styles here include pops of colorful siding and other external features such as turrets and wrap-around porches. Front yards are often small with enough room to plant a few small plants or bushes and includes a short walkway to the front door. Single-family homes begin at about $370,000 and reach around $650,000. There are some investment opportunities as well, with homes that have been renovated to hold multiple units. These homes can consist of both rented and owned units. Prices begin around $130,000 for three units and reach about $810,000 for five units.

Downtown Buffalo events
“You’re minutes from Shea’s,” says Aichinger. “It’s an amazing old theater and major productions typically come and put on a show.” Shea’s Buffalo Theatre began as a movie theater, but has since transformed into a place where residents can purchase tickets for Broadway shows and musical performances, like The Lion King and instrumental bands like The Piano Guys. From November to March, The Ice at Canalside has Buffalo originals like ice bikes. “It’s a Buffalo thing. They literally invented it,” says Aichinger. The ice-skating rink downtown used to be an arena, but has since been transformed. Ice bikes have the same functions as a bike, but have been transformed and engineered so that the front wheel is in fact a blade. Instead of wobbling around the rink on ice-skates, people can safely make their way around on an ice bike instead.

Advanced Placement and technical studies
Tucked between a park and a health insurance agency, in the commercial section of the neighborhood, Waterfront Elementary is for students from kindergarten to eighth grade. The elementary school receives a C from Niche. Students can then attend Hutchinson Central Technical High School, which receives an A-minus, and take Advanced Placement courses and complete a technical program in Bio-Chemical, Computer or Engineering Technology. The high school is located in the northeast section of the neighborhood.

Walking paths and room to run
The walking path at the 1.2-acre Johnson Park provides a shortcut through the middle of the greenspace into downtown. The Waterfront/Emerson Young Park’s larger greenspace sits across the street from Waterfront Elementary where an impromptu soccer or basketball game is a possibility.

Residents can also cross by foot Elmwood Avenue which acts as the eastern border of the neighborhood, to reach the Downtown Buffalo area. Bordered by Interstate 190 to the southwest, there is an exit and on-ramp in the southern point of the neighborhood. For employees of BlueCross Blue Shield Western New York, there is an electric charging station for electric vehicles located within their parking garage.
