The name “Ellicott” is ubiquitous in Buffalo. The name comes from the city’s founder, Joseph Ellicott, and it can be seen on buildings, streets and schools. This southeastern community is within 2 miles of Perry, the Buffalo River and many small markets. While it’s close to much of Buffalo’s hubbub, Ellicott’s roads are quiet and less trafficked in comparison.
A mix of vacant lots and existing homes in need of some love
Vacant homes and apartments are commonplace, with empty lots priced between $70,000 to $100,000. There’s still a sense of community along its streets, lined with streetlights and sidewalks that lead to mini-marts and a community garden on South Park and Hamburg Streets. “It is growing in such a positive way,” says Maureen Flavin, a Realtor with Howard Hanna, who has 32 years of experience in Buffalo. “There’s industrial buildings being turned into more lofty apartments.” Existing Ellicott homes sell on average for $125,000 and are often 1930s two-story townhomes showcasing bay windows and balconies or shotgun homes with overgrown yards needing TLC. Additionally, the city offers a down payment assistance program for homebuyers. However, it’s a tough market as most sell within eight days.
Learning around Ellicott
While a few Buffalo Public Schools are close by such as Harriet Ross Tubman School and Buffalo Elementary School of Technology, both rated C-minus by Niche, most students are placed in a charter school. Rated Buffalo’s best charter school with a B-plus Niche Score, The Buffalo Academy of Science Charter School splits Kindergarten through fourth grade and ninth through 12th grade into two separate buildings.

Parks are sparse in South Ellicott. However, JFK Recreation Center is right by Ellicott Town Center, providing tennis courts, soccer fields and basketball courts. Locals can stray farther from Ellicott to Buffalo River Fest Park, which sits by the Buffalo River and hosts live in the summer along with food trucks, waterfront views and fireworks. Old First Ward offers brunch or dinner cruises, the scenic Canalside, bike rentals and a paved trail along the river. Locals test their luck at Seneca Buffalo Creek Casino and attend a Helium Comedy Club show for fun indoors.
Larkin Square and Consumer Square
Between Ellicott and Perry, the dining and retail scene is infinite. Less than a mile away, Mazurek's Bakery is known for its Polish rye bread, and one block over is Undergrounds Coffee Shop. Down Seneca Street, locals enjoy hearty Italian food at Chef’s Restaurant, established in 1923. About a mile down from Chef’s, Larkin Square offers Swan Street Diner and Hydraulic Hearth, a large beer garden with live entertainment. “It’s walking distance to Canalside, which has tons of old silos,” Flavin says. Buffalo Riverworks looks out at Canalside and Buffalo River, while back on shore, Southern Tier’s massive screen plays Buffalo Bills games live at Sahlen Field, two blocks away. Consumer Square provides community necessities such as groceries, coffee shops and banks, right next to Tops Elmwood Plaza and Target. Clinton Bailey Farmers Market offers a wide selection of plants, veggies and herbs 2 miles away in Babcock.
Notable Buffalo attractions are within a few miles
There are plenty of attractions for locals and tourists to enjoy. Taking a selfie with the shark girl statue near the ice rink on Marine Drive is a rite of passage for many, along with riding the Buffalo Heritage Carousel a few blocks down. Driving north for 5 miles, AKG Art Museum is right by Delaware Park, home to The Buffalo Zoo and Buffalo’s History Museum. Events are also held throughout the year. Notably, July brings the Taste of Buffalo, the largest outdoor festival in the nation that attracts Buffalonians from all over the city. “There’s always concerts at KeyBank Center, like Elton John and Mick Jagger,” Flavin says, which is a convenient 5-mile commute from home. Ellicott is only 1 mile away from an Amtrak Station that goes towards Toronto and NYC. For convenient access to downtown, the subway runs along the western border of Perry.

Important Things to Know
In 2022, a mass casualty hate crime at TOPS Supermarket deeply impacted not just Ellicott but the entire state. In response, The New York State Legislature passed laws banning semi-automatic sales to most people under 21. Ellicott has since received $71 million to restore Ellicott Town Center, offering more accessible homes and community resources. Additionally, residents making serious repairs to their homes can access to public funds for projects. “When this happened, it was the only grocery store in the area,” Flavin says. “So, when it closed, many were out of resources. The community came together and donated a ton of food. It was a difficult time, but the community was astounding.”
