The historic Genesee Moselle is rising from a storied past. The neighborhood is in the shadow of the Kensington Expressway, a highway that destroyed hundreds of miles of local parks and greenspace when it was built in the 1960s. The Expressway also divided Buffalo into the waterfront west side and more industrial east side. But this neighborhood is coming back to life thanks to a growing population and investment from the local community. “Genesee Moselle is a transitioning neighborhood with a lot of opportunity for growth and development. The east side has a lot of room for opportunity, and everyone there has a story to tell,” says Ayat Nieves, a Licensed Real Estate Salesperson with Keller Williams Realty.
Historic 'Buffalo Doubles' with a bright color palette
Many Genesee Moselle houses were initially built between 1900 and 1930 and were intended for industrial workers and their families. Several of these historic structures are doubles, with two apartment units within one home. Homes are similar in shape, with pitched roofs and dormer windows, but are rarely decorated similarly. Genesee Moselle houses are an array of colors, from sky blue to mint green, and front porches and second-floor balconies are often decorated with flowers and sitting areas. While front yards can be small, properties often have larger, fenced-in backyards. Most homes in the neighborhood are priced in the low $100,000s. These numbers increased by over 20% between 2022 and 2023, mainly due to increasing demand. “Over the course of 4 to 6 years, a large community migrated from New York City and purchased homes, made repairs, and made the homes livable. The area has started going up because hundreds of people started businesses and stores and bought real estate,” says Matthew Reitz, a Sales Agent with BNYP Properties.
