Nature and retail. Two words that sum up North Park as the neighborhood is right off Hertel Avenue and 2 miles from Delaware Park. With all the local bars, restaurants and antique shopping practically in their backyard, there's plenty for locals to see and do on the afternoons and weekends. "North Buffalo is considered a great area, especially to the locals," says Maureen Flavin, a Realtor with Howard Hanna, who has 32 years of experience. "North Park feels like its own little neighborhood compared to downtown and it's all because of the main strip."

Close by, Tops Elmwood Plaza has fast food chains and the local Target. Locals walk over to the Hertel strip for retail and food, home to record stores, antique shops, lively bars and family-owned restaurants. "It's definitely a happening area, so parking can be a nightmare," Flavin says. "You'll also need a reservation at most restaurants on Hertel." The main strip includes neighborhood staples like Lake Effect Ice Cream, Spot Coffee and Kostas Family Restaurant. Locals bring a tote bag for organic produce to Lexington Cooperative Market and Dash's Market or eat out at Clay Handi, a Pakistani restaurant near Delaware Avenue. Big brands are located at the expansive Walden Galleria Mall, approximately 10 miles away via NY-33.

Sought-after side streets in North Buffalo

"So be prepared to parallel park." As more businesses open along Hertel, properties sell quickly with a price range of $293,000 and $324,000, often to locals wanting to move farther north.

Cherry blossoms and a neoclassical theatre
The Japanese Gardens near North Park attract many visitors during peak Cherry Blossom season. July brings the Italian Heritage Festival to Hertel Avenue, considered one of the largest street festivals in the country. North Park Theatre is also off the main strip, an establishment that has played movies every day since 1920. Watching a show at this neoclassical theatre is on the bucket list of almost every Buffalonian. Situated near Delaware Park is Buffalo AKG Art Museum, the sixth-oldest public art institution in the United States. "People all over the world come to the art museum. I think it is one of the finest art museums in the country," Flavin says. "The place is so nice and well-known that wedding parties constantly go there for pictures."
North Park Theatre is a recently renovated historic movie theatre.

Knowledge that grows in the greenhouse
While there is a critical shortage of bus drivers, most Buffalo Public Schools are within a mile or two from home. North Park's youngest in pre-kindergarten through eighth grade may attend PS 81, a school with a student-teacher ratio of 12-to-1 and a C Niche score. Alternatively, students can walk to North Park Community School #50, located in the middle of the neighborhood, which earns a 4 out of 10 from GreatSchools. PS 305 McKinley High School's campus hosts a greenhouse and earns a score of B-minus by Niche, and graduated students may commute to University at Buffalo's south campus, just 4 miles away on Hertel Avenue.

The "Park" in North Park
There's a reason why North Park has the word park in it. It's the fact that Delaware Park is just 2 miles away by bike, car or on foot. Frederick Law Olmstead, the same famed architect behind New York City's Central Park, designed the massive green space. It features an 18-hole public golf course, the Buffalo Zoo and various sports fields. Winter in Buffalo brings ice skating on Hoyt Lake, and in the summer, a mile-long loop around the park provides a scenic walk or bike ride canopied with foliage. When the lake isn't frozen over, the North Buffalo Ice Rink is open year-round on Tacoma Avenue and 7 miles away, locals can partake in the riverfront activities along the Niagara River.

Rent a bike or stroll to the record store
North Park is relatively bike-friendly, with multiple bike rentals around town. The NFTA-Metro bus runs from North Park to busy Hertel Avenue; however, the strip is just a few blocks down from home and is easily walkable. "There are no real traffic jams even though roads like Delaware Avenue link everywhere," Flavin says. However, a car is necessary for longer commutes along NY-33. The closest airport is Buffalo Niagara International Airport, 10 miles away, and for immediate medical care, Veteran's Hospital is 4 miles down Hertel Avenue.
