Rancho Adjacent has horse properties next to iconic Griffith Park
It’s not uncommon to see people riding or walking horses down the middle of the street in Burbank’s Rancho Adjacent neighborhood. The community is home to dozens of horse properties that sit just north of LA’s iconic Griffith Park. “What makes this neighborhood so unique is that the homes here are allowed to have barns and stables in the backyard," says Bryan Ochse, broker and owner of Media West Realty, who has worked in the area for more than two decades. "People actually ride their horses right down the road and into Griffith Park, which has 50 miles of horse trails. There’s nowhere else in LA like it."Located along Burbank’s southern edge, the neighborhood’s quiet residential streets extend out toward several Hollywood movie studios, the Los Angeles Equestrian Center and a local hospital. It’s about 2 miles from the city’s busy downtown district. “Burbank is the media capital of the world. We’ve got seven studios here including Universal Studios, Time Warner and Disney,” Ochse says.
Residents can get to Griffith Park by crossing a Los Angeles River pedestrian bridge
Parks and recreation are a major draw for residents. A pedestrian bridge on West Valley Heart Drive crosses over the Los Angeles River and into Griffith Park — the city’s famed urban wilderness. Rugged trails wind around brush-laden hillsides leading to vistas that look across the cityscape. The park is home to the Hollywood sign, the Greek Theatre performing arts venue and the Los Angeles Zoo. “It’s an unbelievable location. You can walk or horseback ride all over the park. From the top of the hills, you get some incredible views of the Pacific and the San Gabriel Mountains,” Ochse says. Smaller parks include Mountain View Park, where residents enjoy tennis and basketball courts, a playground and shady stands of trees. The neighborhood’s western edge is home to Johnny Carson Park, named for the famed late-night host. It sits next to several major film and television studios. Its proximity to the San Gabriel Mountains means this area is susceptible to the impacts of wildfires. It's just a few miles from Eaton Canyon, where a massive wildfire destroyed thousands of homes in January 2025.
Everything from early 20th century homes to rustic horse properties
Rancho Adjacent offers a mix of single-family homes, condos and apartments, with most homes dating back to the 1930s, '40s and '50s. Modestly sized Traditional homes and ranch-styles are the most common designs — and while they may be nearing 100 years old, most have been updated and renovated. Horse properties situated along the neighborhood’s southern edge offer more acreage at a higher price. “This area commands top-dollar because it’s unique and it’s different,” Ochse says. Prices range from around $1 million to $2.5 million. Those looking for a more affordable option will find condos that list for between $600,000 and $800,000. About two-thirds of Rancho Adjacent’s residents are renters.
The neighborhood is served by highly rated public schools
Students can attend highly rated schools in the Burbank Unified School District. Young students living in the east side of the neighborhood attend William McKinley Elementary School, which gets an A-minus rating from Niche, while those on the west side attend A-rated R.L. Stevenson Elementary School. The next steps are A-minus-rated Dolores Huerta Middle School and A-rated Burroughs High School. The high school offers several award-winning choir and band programs in addition to its high-achieving academics. It’s famous for being featured in television shows like "Glee" and "The Brady Bunch."
Shops and restaurants are close to home on Alameda Avenue
A handful of shops and restaurants are found along West Alameda Avenue. Sotta is a local favorite for Mediterranean fare, and El Pollo Loco serves up Mexican classics with festive decor. For morning coffee and pastries, locals can grab a table at Coffee Commissary’s outdoor patio. There’s a Pavilions grocery store in the neighborhood, and Trader Joe’s and Whole Foods are within a 2-mile radius.
Getting around Burbank and Los Angeles by car or bus
On-ramps for Interstate 5 and state Route 134 are within 2 miles of the neighborhood, easing commute times for local travelers. The neighborhood is about 12 miles from downtown Los Angeles, 27 miles from the Los Angeles International Airport and just a 5-minute drive to the Bob Hope Airport. Those who require public transportation can catch the bus on Buena Vista Street and West Olive Avenue. Providence Saint Joseph Medical Center, a large Catholic hospital, is within the neighborhood.
