Burlingame Gardens, or more commonly, “the Gardens,” is one of Burlingame's many desirable suburban enclaves, characterized by quaint, tree-lined streets, a diverse housing landscape and its pedestrian-friendly location next to the city’s best dining and shopping. “We get the best of both worlds here with a nice suburban set-up, but then we have the Downtown nearby that’s busy with cafes, bars and cool restaurants,” says Giselle Castro, a longtime resident and office manager at one of the area’s most popular apartment complexes, the Bower. Located just 15 miles south of San Francisco, residents appreciate the proximity to big Bay Area city attractions but also like to revel in all the special qualities that make a more suburban lifestyle in Burlingame Gardens so attractive. “People who have been here for a while seem to enjoy a regular routine, like getting up early and walking over to one of the main gyms, then heading to the Avenue or “the Ave” as we call it to grab coffee and breakfast, and then walking their kids over to school,” Bower says. “It's all very walkable and safe, and people like not having to travel far at all from their houses to get where they need to go.”

Concerts in the park and downtown festivals
When residents want to get together for community events, there are plenty of options just a few minutes away in Downtown Burlingame. Washington Park is home to the area’s Concerts in the Park series each summer, where residents sit out on the shaded park lawn to listen to free live performances from local musicians. ArtzFest is another music and art-focused favorite, featuring live music from award-winning musicians, gourmet local food selections and an extensive lineup of home, garden and artisan vendors. During the autumn season, residents can head to the Downtown Fall Fest to mingle with neighbors and grab some fall-inspired food from food trucks while children run around in the Kids’ Zone. Burlingame Gardens’ well-manicured residential streets are wide and tree-lined, showcasing a variety of small and grander trees from Palm to California Bay Laurels. The neighborhood features narrowly paved sidewalks and beautifully landscaped traffic circle islands that guide into the area’s different subdivisions. The architectural makeup is heavily mixed, although Spanish Mediterraneans, historic homes adorned with A-lined roofs and mid-century properties are the most common housing styles. Burlingame Gardens tends to feature more single-story homes on tighter lots than nearby neighborhoods like Burlingame Terrace and Burlingame Village and offers a slightly lower starting price. Housing prices range from $1.2 million to a little over $4 million for more updated, two-story properties. "Similar homes in, say, Millbrae are about $400,000 to $500,000 more," says Glenn Sennett, a local realtor who has been helping clients in the peninsula for over 40 years. “And, generally, the farther south you go down the peninsula, the more expensive it gets."
