Lush foliage and picturesque homes 17 miles south of San Francisco
Burlingame is called ‘The City of Trees,’ thanks to the estimated 20,000 trees, and the Easton Addition neighborhood is part of this lush landscape. It was named Easton Addition because the town of Easton was ‘added’ to Burlingame in 1910. Despite being mostly undeveloped, the area had become a streetcar suburb by 1913. The neighborhood is still sought-after today, with picturesque gardens and a combination of modern conveniences and pre-WWII housing. Though in the city, Easton Addition feels secluded, thanks to the abundance of trees and its position in Mills Canyon, a relatively flat portion of the Burlingame Hills.
Pristine homes and lawns along tree-lined streets
Easton Addition has a storybook feel to it. There are stands of old-growth magnolias and sycamores around the 1920s bungalow cottages and Craftsman homes. Younger trees stand beside their towering neighbors in front of recently built New Craftsman houses. No matter the age of the home, front lawns are usually meticulously landscaped with colorful flowers and shrubs. There are a few condominium communities in the neighborhood as well. These not-too-tall complexes don’t block views of the Burlingame Hills and attract those who want to be near the Broadway shopping district and a commuter rail station. Well-maintained sidewalks make those destinations more accessible.
“With the mountain backdrop and treetop glimpses of the San Francisco Bay, it is hard to imagine a more stunning environment than the Easton Addition,” says Ed Stephens, a Realtor with Coldwell Banker Realty who’s sold in the area since 1974. “The desirability of the Easton Addition is such that building sites start at $2 million, and new homes are now pushing against $6 million, with many homes in between.” Homes sell for a median price of $3.3 million after around 21 days here. Three- to five-bedroom homes on varying-sized lots range from $2.3 million to $4.6 million. Homes with lots of up to one acre and five or more bedrooms sell at the upper end. Newer constructions range from $4 million to $6.5 million, depending on lot size and location, with homes in gated communities selling at the range’s upper end. Only one condominium was sold here between November 2023 and November 2024 for $800,000.

Sports complexes, canyon hiking trails and cultural opportunities
Several green spaces are within walking distance of the neighborhood. Immediately north, Ray Park is a sports complex with shaded play equipment and picnic areas. It has tennis, pickleball and basketball courts alongside baseball, softball and soccer fields. Slightly west of Easton Addition, Mills Canyon Park is an 18-acre wildlife preserve with an unpaved 1.7-mile loop trail that offers stunning canyon and foothill views. It’s also a popular wildlife-watching area with various land birds occupying its woods and grasslands. Paloma Playground is a pocket park with a playground and a single picnic table just east of the neighborhood.
Originally called ‘The Oaks,’ Kohl Mansion is a century-old brick home listed on the National Register of Historic Places. It sits on the Mercy High School campus and hosts chamber music concerts throughout the year. Opened in 1943, Burlingame Library’s Easton Branch offers a variety of services, such as computer labs, research databases and a seed library. Its Discover & Go program offers free passes for San Mateo County Parks, California State Parks and a long list of Bay Area museums, science centers and art galleries.

Restaurants on Broadway and nearby shopping centers
Restaurants are primarily clustered on Broadway immediately outside Easton Addition. Pulpo Restaurant & Wine Bar serves tapas, three-course lunches and paella, two blocks from the Broadway Caltrain station. Located in a historic bank building, guests at Broadway Grill can dine under 20-foot-high ceilings or on the covered patio. Opened in 1981, Cafe Figaro has become a neighborhood staple, serving Italian cuisine with a wide range of Napa-based and international wines. Around 2 miles north is Millbrae Square, a strip mall associated with the Gateway at Millbrae Station, a mixed-use development with apartments and access to the BART/Caltrain station. The Square has a Trader Joe’s, a Safeway grocery store, and over 30 eateries. Five miles north, the Shops at Tanforan offers stores like Oxford Street, Foot Locker and Barnes & Noble.

Dozens of student clubs, data-driven courses and the College of San Mateo
