Houses sit snuggly along tree-lined sidewalks, and white picket fences wrap around manicured front lawns in Lyon Hoag, Burlingame's oldest subdivision. “You know all your neighbors because everyone’s always out running or walking the dog. And the moms have a weekly standing wine night,” says Realtor Serena Conti of Compass Realty, who lives in the neighborhood. Conti says it’s within walking distance to the city's downtown district, where dozens of shops and eateries line the streets and to a pair of newly renovated parks, providing residents with ample outdoor recreation. Area schools are highly rated, making the neighborhood attractive to families.

A walkable community filled with eclectic homes
The market in Lyon Hoag is steady, but because of its desirable location, houses don't last long. "The location is unbeatable. It's right between San Francisco and Silicon Valley. And transportation is easily accessible," says Rachel Ni, a Realtor at Coldwell Banker, who has been selling homes here for over a decade. Homebuyers can expect to find an eclectic mix of Craftsman, bungalow, Mediterranean Revival, Tudor Revival, contemporary, cottage and ranch-style homes. Streets are lined with landscaped lawns, lush trees and narrow sidewalks. One- to two-bedroom homes often sell for between $1.3 million and $2 million, while larger three- to four-bedroom homes can sell for $2 million to $3 million.

Burlingame High School receives high marks for college preparation
The neighborhood’s west side is home to Washington Elementary School, which earns an A rating from Niche. The school is within walking or biking distance for many students. For middle school, students can attend A-rated Burlingame Intermediate School before moving on to A-plus-rated Burlingame High School. At Burlingame High, students can choose from over a dozen advanced placement classes or pursue alternative pathways via the school’s Career Technical Education program. For a private school option, Lydian Academy Burlingame Campus is downtown. It serves middle and high school students.

Victoria Park offers walking paths, space-themed playground
Victoria Park, a small neighborhood park on the corner of Victoria Road and Howard Avenue, was renovated and reopened to the public in the spring of 2022. A walking path wraps around the park’s space-themed playground and grassy lawn. Washington Park, which has also been renovated, is just outside the neighborhood but still within walking distance for many residents. The park's walking path winds across the grounds, bordered by leafy oak and primrose trees. Tennis, bocce ball and basketball courts, a baseball field and a dog park can be found here. Avid golfers can head just a mile east to Poplar Creek Golf Course, an 18-hole excursion along the San Francisco Bay shoreline. Next door is the Coyote Point Marina and Coyote Point Yacht Club, where locals launch their boats into the bay.

Downtown Burlingame is full of local shops and eateries
A few mom-and-pop shops dot the streets, but most stores and restaurants are just outside the neighborhood. Residents can find a large Safeway grocery store, CVS pharmacy and Starbucks in Woodlake Shopping Center at the neighborhood’s southern edge. To the northeast are a handful of eateries, including Golden Boy Pizza, known for its sheet pies. Downtown Burlingame is within walking distance for many residents and houses dozens of popular shops and places to eat. "Everything downtown is a local favorite because everything is walkable," says Ni. Backhaus is a breakfast and lunch spot known for its unique sourdough bread and German-inspired pastries. Mykonos is a lunch and dinner spot known for its Greek food and sharable "small plates."

City of Burlingame hosts dozens of annual events
Burlingame offers hundreds of events and classes for the community annually. Music in the Park, a concert series held each summer in Washington Park, is one of the most popular. There’s also the Burlingame Pet Parade, celebrating residents' furry friends. Each fall, residents march down Broadway with their pets dressed in elaborate costumes. The annual tree lighting ceremony takes place in December at City Hall Plaza. It’s followed by a Winterfest celebration, which includes kids' train rides and photo ops with Santa.

Commuter trains run through Burlingame Station
U.S. Route 101 borders the east side of town and runs north and south along the peninsula's east coast. Follow it nearly 17 miles north to reach San Francisco, or head 32 miles south to San Jose. San Francisco International Airport is 4 miles away. Public transit is available here. SamTrans public bus stops are on Burlingame Avenue, Peninsula Avenue and Arundel Road. Caltrain commuter trains also run through Burlingame Station, which is less than a half-mile from Lyon Hoag.
CalTrain runs directly past Lyon Hoag, making commuting into SF easy.
Easy access to the 101 and 280 freeways make getting around easy for Lyon Hoag residents.
