Oak Grove Manor, located in the suburbs about 15 miles south of San Francisco, is an established Burlingame neighborhood of high-end homes that is transforming as part of the Bay Area’s overall demographic shift. “Burlingame has changed a lot,” says Max Lo, a Realtor with Green Banker Realty who lives in the neighboring town of Hillsborough. “It used to be all old money, but now you have a younger, more diverse demographic coming in. There’s a good mix of people. I love the whole vibe of this area.” The neighborhood also features one of the Bay Area’s best high schools, a popular park and proximity to a buzzy downtown district and major roadways. “It’s become really desirable for younger families because of its walkability to downtown Burlingame and to local parks,” says Realtor Serena Conti of Compass Realty, who has lived in the city for more than a decade.

Historic architecture highlights high-value homes
One thing that has not changed much is the neighborhood's housing, an attractive collection of architecturally distinct homes built primarily between the 1930s and 1960s. Large Mediterranean Revival style homes with decorative facades, renovated Dutch Colonial Revival homes with iconic Gambrel roofs and Tudor-influenced homes with wooden latticework stand out among the neighborhood’s eclectic housing. Smaller pre-war homes that have been renovated and traditional ranch-style homes add to the neighborhood’s curb appeal. Prices range from just over $1 million to almost $4 million. “The majority of people who came to look at my last listing were buying their first- or second-home, people in their late 30s and early 40s with kids,” says Lo. “Younger people can’t afford to live here.”

Oak Grove Manor's Burlingame High School among the best
The neighborhood’s west side is home to Burlingame High, a school that is rated A-plus by Niche and gets a 10-out-of-10 from GreatSchools for college readiness. Housed in an imposing Greek Revival-style building, Burlingame High features an array of advanced placement courses and also offers a Career Technical Education program for students who want to pursue alternative pathways after high school. Younger students can attend Washington Elementary, an A-rated school located within walking distance of the neighborhood, and Burlingame Intermediate School, rated with an A-minus.

Burlingame is known as a pedestrian- and bike-friendly city. Oak Grove Manor residents can make the most of that by visiting the many retail stores and restaurants in the city’s downtown, located just blocks from the neighborhood. “There used to not be much on the east side of Burlingame, but over time it was developed, and now it’s got all the places people want to go,” Lo says. Name-brand stores such as Apple and Lululemon are among the many convenient shopping options downtown. Featured dining options include Busy Lizzy’s Baked Goods, a quaint eatery that offers patio dining, and Mediterranean Kitchen, which serves up traditional Greek and Turkish dishes. There’s also SaltYard Restaurant and Bar, which features a contemporary fusion of American and European cooking.

Easy access to the Bayshore Freeway
U.S. Highway 101, also known as Bayshore Freeway, forms the neighborhood’s northern edge. A major Bay Area thoroughfare, it leads north into San Francisco and to the San Francisco International Airport less than 4 miles away. “There are a lot of people in this area who travel for business,” says Lo. “Proximity to the airport is a big draw.” For residents working in or around Silicon Valley, the nation’s tech hub is about 30 miles south and can be accessed via the Bayshore Highway or nearby State Route 82. The neighborhood’s proximity to major highways does come with drawbacks. It’s a bit noisier than communities in Burlingame’s westside. Public transportation options are even easier to access with a Caltrain station just outside the neighborhood. It’s about 3 miles to Mills-Peninsula Medical Center, the nearest major hospital.
