As such, single- and multi-level ranch-style homes are prominent, along with a collection of custom renovations. However, there is plenty of eye-catching historic architecture to be found. The eclectic mix of styles includes Spanish Mission, Tudor and Craftsman bungalow. The architectural diversity is complemented by the prevalence of custom landscaping that highlights the neighborhood’s curb appeal. Additionally, most homes have been renovated and appear much younger than they are, illustrating pride of ownership. Prices typically range from about $2 million to just under $3 million, although a large, extensively renovated home can list in excess of $5 million. Neighborhood includes three A-rated schools
Bay Area home values are tied to the quality of schools, and Ray Park offers three top-rated institutions in the neighborhood. “The schools are highly desirable,” Dwyer says. “The parents love it, and they can walk their kids to school in the morning.” Lincoln Elementary and Franklin Elementary, both A-rated by Niche, serves the neighborhood’s youngest students. Burlingame Intermediate, rated A-minus, is located adjacent to Franklin Elementary. The nearby high school is rated even higher. Niche gives Burlingame High an A-plus. Featured academic departments include visuals and performing arts and career and technical education.

The neighborhood is in the perfect location for commuting to work. It is far enough off the beaten path that residents can enjoy its tranquil setting, yet San Francisco is only 15 miles north, and Silicon Valley about 20 miles south. The Millbrae BART Station is about a mile away and provides Caltrain service directly into the city and the Bay Area’s tech centers. U.S. Highway 101, located between the neighborhood and San Francisco Bay, also provides easy access to work-related destinations and San Francisco International Airport just 3 miles away. Interstate 280 on the other side of the neighborhood is an alternate route that connects San Francisco with San Jose. Closer to home, bus stops can be found along Quesada Way and El Camino Real.
