Visitors explore more than 100 miles of shoreline, enjoying leisure activities like picnicking and soaking up the sun, as well as more active options like hiking and horseback riding. The lake has multiple boat launching sites and can accommodate water-based activities like sailing, swimming and water skiing. “There was no spec building, so everything was custom,” says Brian Voigt, a Re/Max Home and Investment real estate broker. “There are many ranch-styles, but you’ll see anything.” Buyers will typically spend from $500,000 to over $1 million, which can purchase a Modern Traditional or ranch-style home. Manufactured homes are common, starting at $60,000 and going up to $100,000. A few manufactured homes can exceed $100,000 based on upgraded amenities, square footage and location. The true appeal of the real estate here is the land. “These are huge lots,” says Dave Donnan, a Realtor at the Ryno Company with more than 25 years of experience. “The land parcels are very large. You can feel really remote but still be a 20-minute drive to Chico.”

Schools serving Butte Valley
Most kids living in Butte Valley will attend Concow Elementary School, graded D-plus by Niche. From there, Durham Unified Schools serves the neighborhood. Children will attend Durham Intermediate School, a California Distinguished School, and finish at Durham High School. Each school earns a grade of B from Niche. Butte College, a community college, is located in the center of the neighborhood.

State highways run through neighborhood
California state Routes 99 and 191 run through the neighborhood. “You’re not totally out of the way,” says Voigt. “Depending on where you are, you’re only 20 minutes from Chico.” The access to state highways provides direct routes in and out of Butte Valley. Via 191, Paradise is 9 miles north. Chico is 15 miles northeast. Oroville, 12 miles south of the neighborhood, is also frequented by Butte Valley residents.
Shopping and dining in nearby towns
“There’s no grocery store or strip mall in Butte Valley. People go up to Chico or Paradise or down to Oroville to shop,” says Voigt. A little over ten miles south in Oroville, visitors can find many grocery stores like Smart and Final Extra and Grocery Outlet. Oroville is home to many restaurants, like the aptly named Waffle Shop and local favorite The Cow Cafe and Grill. Paradise is a little closer but with fewer shopping and dining options. Residents will find a Grocery Outlet for essentials and a mix of casual local and chain restaurants, from Meehos Mexican Restaurant to Taco Bell. Chico has even more options.
Nearby residents can stock up with bulk items at the Chico Costco.
