Strong schools and lower home prices in quiet Caledonia

The town of Caledonia offers a laid-back atmosphere and a relaxed pace of life in rural Livingston County. Home to about 5,000 people, the area includes the village of Caledonia and several smaller hamlets, featuring homes at a lower price than nearby Avon. “It’s very well-kept, and you could very easily go there and be able to see that it’s one of those areas where there’s a lot of pride,” says local Realtor Matthew Sharman with Empire Realty Group. Caledonia residents also have access to the highly Caledonia-Mumford Central School District. “They’ve had a long tradition of successful sports, particularly football. They’re still going strong,” Sharman says. The village is also home to the Caledonia Fish Hatchery, the first hatchery in the western hemisphere. Established in 1864, the hatchery is now listed on the National Register of Historic Places.

Stellar sports and college credit at Cal-Mum Central School District

Most kids in town attend the Caledonia-Mumford Central School District, shortened to Cal-Mum by locals. About 800 students head to classes in the three school buildings that share a campus in the village of Caledonia. The district receives an overall A-minus grade from Niche, which rates it one of the Top 10 districts in the Rochester area. “The sports and athletic programs have always been top-notch,” Sharman adds. Students can enroll in Advanced Placement or dual-enrollment classes through Genesee Community College and the Rochester Institute of Technology.

Housing in the village center includes Colonial Revival, Victorian, American Foursquare and Craftsman-style homes. Newer houses built after the 1950s include Cape Cods, split-levels and ranch-style homes. Fixer-uppers are priced between $20,000 and $100,000, while move-in ready homes generally range from $150,000 to $250,000, depending on age, size, and condition. Country properties with multiple acres are listed from $300,000 to nearly $500,000.

Parks, golf courses and scenic nature areas are close to home

The village has several parks and the Mackay Wildlife Nature Preserve, a 26-acre habitat with a milelong trail. There’s more adventure 20 miles away at Letchworth State Park, known for its scenic waterfalls and nearly 70 miles of hiking trails. Golfers have several nearby options, including Caledonia Country Club, which is open to the public on Mondays and Tuesdays, as well as LeRoy Country Club and Mill Creek Golf Club, both less than 10 miles away and open to the public. “There are great places for hunting and fishing in the whole area,” Sharman says. “A lot of people hunt on their friends’ or neighbors’ land or they have their own land.”

Genesee Country Village and Museum has seasonal events

In nearby Mumford, the 600-acre Genesee Country Village and Museum transports visitors back to 19th-century New York. “It’s a big draw for families and history buffs. It’s basically a living history site, and you can see how butter was churned or how a blacksmith worked,” Sharman says. “Sometimes they’ll do seasonal stuff, like if they’re making maple sugar or it’s Oktoberfest. It’s a step back in time.” The history of the area is also on display at Big Springs Museum, which hosts the annual Caledonia Trout Festival, a daylong event with live music, vendors, a beer garden and educational demonstrations, plus catch-and-release trout fishing pools overseen by the staff of the Caledonia Fish Hatchery.

Quaint downtown district has local eateries and stores

Caledonia’s compact downtown area features a handful of restaurants, shops and services. Stores like McKay’s Antiques, Pastique and Bellissimo Boutique offer vintage finds and stylish gifts. The town has art-focused destinations such as The Village Gallery and Studio, Adventures and Art, and Chestnut Bay Quilting. Dining options range from prime rib and pub fare at the historic Caledonia Village Inn to regional favorites like Pizza Land. Mumford, just north of Caledonia, adds to the mix with Hunts Pub and Free Style Mercantile, a convenience store and deli housed in a renovated 1930s gas station.

Rochester airport and hospital are within a 30-minute drive

Rochester is 20 miles away, putting residents about 30 minutes from Frederick Douglass Greater Rochester International Airport and Strong Memorial Hospital. Interstate 90 can get drivers to Buffalo in about 60 miles, or roughly an hour. Regional Transit Service Livingston offers public transportation on Route 231, a fixed morning route; return trips have to be scheduled with RTS. A few active railroad lines pass through town, including a line that transports goods from JCI Jones Chemicals Inc., which produces water treatment chemicals and other products.
