Sitting only 15 minutes from the Pacific Ocean in Ventura County along Highway 101 in California’s Central Coast region, Camarillo has a reputation for its natural beauty and sound management. Named after two prominent California ranchers who first founded the city in the 1830s, the city draws on its quieter nature and open space. “Camarillo’s not one for those that enjoy nightlife. “It’s certainly a city, but it has a much more quaint vibe to it,” says Meggie Hawthorne, at Davis+Hawthorne Group, Realtor with Keller Williams West Ventura County. Backed by historic buildings and a growing regional economy, Camarillo offers residents the full package. “Camarillo in general does a better job of managing a city and the schools are run very well. It’s a safer community and we do tend to see an older demographic in some areas,” Hawthorne adds.

Shopping is a mix of old and new
Camarillo’s culinary scene brings a mix of influences with old favorites and new additions. Old Town Camarillo is a collection of boutiques and shops centered around Ventura Boulevard offering a more relaxed shopping experience. Twenty-88 Gourmet Fusion is Camarillo's only modern martini lounge with finely crafted meals. [205] At Cafe Ficelle enjoy traditional French delicacies. At Establos Meat Market features favorite fresh cuts and Mexican grocery items. Homes in Camarillo have an eclectic mix of styles representing its versatility. Hawthorne says there isn’t one type of build that truly sets Camarillo apart from other cities, with homes ranging from one-story ranches, contemporary Spanish architecture, and large custom estates in the Spanish Hills and Santa Rosa sections of town in the northeast corner overlooking the Channel Islands, reflecting on the city’s blend of modernity and tradition. Many houses bear the touch of Spanish architecture, with white stucco walls and red-tiled roofs, evoking the region's early history. Demand in Camarillo has been on the rise listings typically receiving between three and 10 offers with many buyers discovering Ventura County while escaping higher priced markets in Los Angeles and the San Fransico Bay Area with remote work becoming more common. “They found that Ventura County is Southern California’s best hidden secret. It’s right near the ocean and in 25 minutes you can have your toes in the sand. We have more demand than we do supply,” Hawthorne notes. Most homes will run from between $700,000 and $1.5 million with a few outliers on either end. Condos and manufactured homes will fall between the mid-$400s and $600s while luxury estates can go as high as $5 million.

From flight to celebrating Camarillo roots
Every August Wings Over Camarillo comes to the Camarillo Airport. The annual air show features vintage aircraft from WWII, Korean and Vietnam Wars, classic bi-planes with breathtaking acrobatic flights. The two day festival also has classic cars and a number of hands on exhibits and vendors to enjoy. Camarillo Fiesta and Street Fair is held annually in mid-July to honor the birthday of founder Adolpho Camarillo. Thousands descend on Old Town Camarillo to enjoy food, live music and friendship.
Pleasant Valley School District
Camarillo is home to numerous educational options within its highly regarded public school system. Some students begin at Rancho Rosal Elementary School, rated a B-minus on Niche.com, moving on to Las Colinas Middle School and Adolfo Camarillo High School, rated B and A-minus respectively. Camarillo is built along the 101 freeway and provides access to downtown Los Angeles one hour south. VCTC offers bus service between Camarillo and neighboring cities including Los Angeles and Santa Barbara Counties. For $1 per ride the CAT trolley system runs through central Camarillo. The Camarillo Airport has one runway and services private aircrafts with no commercial service.
