Camden is a residential Delaware neighborhood south of Dover
Camden is a bedroom community of Dover popular for its proximity to the city while retaining a suburban lifestyle. Sandwiched between U.S. Route 13 and Delaware farmland, residents are a few miles south of Dover. “Camden is located in the Caesar Rodney School District, which is one of the more sought-after school districts in the state of Delaware,” says Marcus Rush, an associate broker and team leader with Rush Home Team at Compass. “Camden itself is a small area, but it’s Camden-Wyoming, the greater Camden area. It’s south of Dover and it’s growing quickly. There are a lot of stores and shopping coming up quickly.” Despite its location along Route 13, the community’s landscape of homes, parks and schools is a quiet retreat from the city lifestyle.

Camden offers homebuyers a variety of choices
One of the appeals that Camden offers homebuyers is the variety of housing styles available in the area, as well as the fact that the median home price of $315,000 is lower than both the state and national median figures. Single-family homes typically offer ranch-style architecture, though colonial-style homes and Craftsmans are mixed in as well. Homebuyers can also find townhouses and manufactured homes. Some properties were built in the mid-20th century, while others date to the early 2000s or more recent. “Camden has a lot of new-construction homes,” Rush says. “There are some homes that have been there for a while, too. There’s no particular style associated with Camden; it’s more of a mix.”
Due to the variety of styles and ages, prices also vary. Single-family homes typically fall between $250,000 and $400,000, with newer and larger homes occupying the higher end of that range. Townhouses typically cost between $250,000 and $300,000, while the manufactured homes are often priced between $150,000 and $200,000. Those manufactured homes are part of Barclay Farms, a 55-plus community in central Camden.

Driving through Delaware on Route 13
Camden is located on the western edge of U.S. Route 13, so locals have convenient access to the highway for the short drive up the road to Dover. The center of Delaware’s second-largest city is about 5 miles north of Camden. Commuters can get on Delaware Route 1 nearby, as well; access to the highway is less than 5 miles away. “It’s easy to get around,” Rush says. “The good thing about Camden is it’s close to Route 13. Route 13 and Route 1 are kind of the main arteries in Delaware, so traveling back and forth is pretty easy. A lot of buyers commute to New Jersey and Philadelphia.” Wilmington, Delaware’s largest city, is just over 50 miles north. Philadelphia is less than 90 miles in the same direction, while Baltimore sits under 100 miles east. DART buses run along Route 13 on Camden’s north and east sides, offering additional commuter options. ChristianaCare-GoHealth Urgent Care’s Dover location is less than 5 miles north.

Four schools serve Camden students
Kids in the area can start out at Star Hill Elementary School, which hosts only pre-kindergarten and kindergarten and earns a C-plus rating from Niche. W.B. Simpson Elementary School spans first through fifth grade and has a B-plus, while Fred Fifer III Middle School also receives a B-plus. Caesar Rodney High School garners an A-minus rating. Star Hill Elementary and Simpson Elementary are both past recipients of National Blue Ribbon Award honors.

Recreational facilities and sports fields in Camden
On the northern end of Camden, Brecknock County Park has almost 90 acres of green space. The park’s amenities include multiple sports fields, over a mile of walking trails, bike paths, a castle-themed playground and the Howell Mill Nature Center. Just west, the Camden-Wyoming Little League complex has over half a dozen ballfields. Across Route 13, the Dover Skating Center has a rink for roller and inline skating. About 10 miles south, Killens Pond State Park offers nearly 1,500 acres and visitors can boat or fish on the water, camp out or visit Killens Pond Water Park. “Killens Pond is actually located in Felton, but that’s the biggest recreational space,” Rush says. “It’s about 15 minutes south of Camden.” Less than 3 miles east, the Hunn Conservation Area spans over 170 acres and has walking paths along the St. Jones River.

Locals often drive up into Dover for shopping and dining
Few restaurants are located in Camden. Close to Route 13, Camden Brew Company has a beer garden for outdoor seating, while the nearby Marce Bakery & Ice Cream serves up frozen treats. Both La Ortolana Pizza & Ristorante and Sal’s Pizza & Grill serve up Italian fare. For those residents who want more culinary variety—and for those who want to engage in some in-depth retail therapy—Camden’s proximity to Dover means that options are within an easy drive. “Most of the shopping and dining is up in Dover,” Rush says. “Camden does have a couple new chain restaurants, so there’s starting to be more things there, but the main things are in Dover.” Stops just north of Camden include Touchdown, a sports bar with televisions and themed events, and Trini Quizeen Restaurant, which serves Trinidadian food. Less than 10 miles north, Dover Mall has major retailers like Walmart, JCPenney and Dick’s Sporting Goods. Grocery shoppers don’t need to travel too far, as there is a Redner’s location within the community.

Local events in central Delaware
About 2 miles west of Camden, Fifer’s Farm Store & Kitchen is a popular local stop. “They do a lot of events there,” Rush says. “A lot of people go there during the holidays.” Year-round, Fifer’s hosts weekly pop-up farmer’s markets and frequent live music on the weekends, and seasonal events include the Summer Fest, Fall Fest and Christmas events.
On the west side of Camden, Wyoming’s annual Peach Festival is held every August and features arts, crafts, contests and organization events. Just north of the community, the Dover Days Festival takes place every spring and features a parade, food vendors, reenactments and more. Dover Motor Speedway is less than 7 miles north of Camden, featuring the iconic Miles the Monster statue; the track hosts one weekend of NASCAR racing a year.

Less than 3 miles south of Delaware’s capital city, Highland Acres offers that quintessential suburban atmosphere where people tend to stay for life. “You can find your forever home here and raise your family,” says Steve Schmidt, Broker/Owner with RE/MAX Horizons who has lived in the Highland Acres area his whole life. “I’ve been in my current house for 30-something years. People stay here.” Proximity to Dover offers museum exploration and Dover Motor Speedway NASCAR events, and Rehoboth Beach is only an hour’s drive south. Highland Acres also neighbors Dover Air Force Base on the east side. “It’s nice sitting on the porch and hearing the Reveille in the morning, and at night they play Taps,” Schmidt says. This long-standing tradition at the nearby military base complements the well-established and well-maintained environment found in this neighborhood. In addition to sending their kids to a highly rated school district, residents have easy commutes on U.S. Route 13, which borders the western edge of town and runs through the entire state.
Most of Highland Acres’ residential streets are lined with beech, oak and maple trees, and a lack of sidewalks is no concern as driveways and attached garages keep the roads quiet. Common housing styles include ranch homes, colonial-inspired properties, Cape Cods and New Traditionals, many built in the late 1970s to early 2000s. These single-family homes typically sit on half-acre to full-acre lots, featuring well-manicured front lawns and sizeable backyards. Ranging in size from 1,000 to 3,000 square feet, price tags for these properties typically stay between $250,000 and $550,000. “A lot of people move in from New York or Pennsylvania because Delaware doesn’t tax your social security,” Schmidt says. “They want to still be close to their kids and grandkids, but they get more bang for their buck.”
Students are part of the Caesar Rodney School District, the No. 1 Best School District in Kent County, according to Niche. They may begin at W. Reily Brown Elementary School, which Niche grades a B, before advancing to F. Niel Postlethwait Middle School, graded an A-minus. Caesar Rodney High School, which Niche grades an A-minus and ranks as the No. 1 Best Public High School in Kent County, has been the recipient of both the Siemens Foundation Award for Advanced Placement and the Lt. Governor’s Model of Educational Excellence Award. Private school options in the area include Calvary Christian Academy, a Pentecostal kindergarten through twelfth-grade school with a B-plus Niche grade. The academy shares the building where Calvary Church holds its services in affiliation with the Assemblies of God faith.
Highland Acres residents are surrounded by green spaces, waterways and walking trails. On the west side across from U.S. Route 13, Brecknock County Park has 86 acres of athletic fields, walking trails and a castle-themed wooden playground. On the east side, Tidbury Creek Park features an off-leash dog park, a short walking loop and a playground that all surround Tidbury Pond. Near this park, Hunn Conservation Area offers 173 acres of preserved space and nature trails along the St. Jones River. Part of this river flows south for about 10 miles before it empties into Delaware Bay. Another waterway leads to the 14-mile St. Jones Greenway and nearby Moores Lake, a popular fishing spot on the northern part of Highland Acres. About 3 miles south of the neighborhood is Kent County Public Library, which recently won the 2024 Library of the Year award from the Delaware Library Association for its inclusive literature and community events.
Shops, eateries and salons line the highway on the west side of Highland Acres. Bee Bowl’d is a local counter-serve spot offering acai bowls and smoothies, and nearby is Redner’s grocer. A half-mile down U.S. Route 13, there’s a Walmart and a few chain restaurants. On the south side of the neighborhood, located right off State Street, Restaurant 55 serves gourmet burgers and rotating craft beers. In the same plaza, Cool Springs Fish Bar & Restaurant is the go-to for seafood and cocktails. Also on State Street near Tidbury Park, Valerie’s Bar & Grill is a local watering hole with pub food and karaoke.
Dover Air Force Base is located on the east side of Highland Acres, where large aircrafts flying in and out can cause noisiness for those who live close by. “You do hear planes every once in a while, but the flight patterns rarely come over our house in Highland Acres,” Schmidt says. The base is home to the active duty 436th Airlift Wing, known as the Eagle Wing, and the reserve’s 512th Airlift Wing, known as the Liberty Wing. Visitors from all over the country come to watch the highly anticipated air show, held every May, featuring the United States Air Force Thunderbirds and the United States Navy Blue Angels. Residents are also about 45 miles from Rehoboth Beach, a popular Atlantic Coast destination. “It’s about an hour’s drive, so you can easily take a day trip,” Schmidt says. “We like to take our Jeep out onto the beach.”
U.S. Route 13 runs along the western edge of Highland Acres, and Delaware Route 1 – or Korean War Veterans Memorial Highway – is not too far to the east. There are several Delaware Administration for Regional Transit – DART – bus stops along U.S. Route 13 and State Road, which cuts through the center of the neighborhood. Bayhealth Hospital is the nearest hospital, less than 3 miles north in the downtown Dover area. There are several small-scale airports where hobby pilots can fly their planes, but the closest airport for resident travel is Wilmington Airport, about 50 miles north.
