A small borough with large-scale events

While less than 10,000 people call Canonsburg home, thousands more visit the borough throughout the year to take part in its legendary festivals. “Canonsburg is a small suburb of Pittsburgh, and it’s definitely got a small-town feel,” says Rich Dallas, a Realtor with Berkshire Hathway Services The Preferred Realty who lives in the borough. “One of the things that pops out here is that we have one of the country's biggest Fourth of July parades. People come from all over for that.” The annual Fourth of July parade began in 1963 and has since grown into the second largest of its kind in Pennsylvania, but the festivities don’t end there. The borough’s Pennsylvania Bavarian Oktoberfest has been named one of the top 10 Oktoberfests in the nation by AOL, and a 2023 article from visitpa.com ranks the Canonsburg Old-Fashioned Christmas celebration as one of the most Hallmark movie-esque places to visit in Pennsylvania. Most of these events take place along Pike Street, which is also known as downtown Canonsburg and offers a walkable commercial corridor in the heart of the borough.

The borough is part of Washington County, which, according to U.S. Census Bureau data, was one of only two counties in the Pittsburgh Metropolitan Area to see population growth between 2020 and 2023. Canonsburg itself offers proximity to Southpointe, a 610-acre multi-use business park that’s less than 4 miles away in Cecil Township. It employs nearly 15,000 people across more than 300 businesses and features restaurants, a hotel and an indoor ice-skating rink. The borough also offers proximity to Canonsburg Hospital, which has been serving the community since 1983 and will soon be replaced with a new 300,000-square-foot hospital that is projected to open its doors in 2027. The $232 million project is expected to begin construction in 2024 and create hundreds of healthcare and construction jobs for Washington County. According to the Pennsylvania Department of Labor & Industry, the county’s largest employers are UPMC Washington and the non-profit PathWays of Southwestern Pennsylvania, both of which are less than 10 miles from Canonsburg in the city of Washington. With a host of local amenities and proximity to major employers, the borough offers suburban living with access to Pittsburgh. “It’s one of those perfect little places where you have easy access to the highway, but you’re far enough from the city that if you don’t want to be there, you don’t ever have to go,” Dallas says.

Fourth of July Parade, Oktoberfest and holiday extravaganza

Canonsburg preserves a small-town feel alongside some of the biggest events in Southwestern Pennsylvania. Its population increases sixfold during the annual Fourth of July parade, which brings an estimated 60,000 people to the borough each year. While the parade technically doesn’t start until 10 a.m., the borough allows residents to place their chairs out along the parade route up to 48 hours before the festivities begin, although many do so up to a week in advance. “It’s 48 hours if you don’t want to get a seat. It’s pretty intense, the whole street will be roped off for a week,” Dallas says. “I’m selling a house on the parade route right now, and one of the things I put in the description is front-row seats for the Fourth of July.” Empty chairs sit along Pike Street until their owners return on the Fourth of July to watch as groups like the Canonsburg Volunteer Fire Department, the Big Mac Band from Canon-McMillan High School and the All Saints Greek Orthodox Church march through the streets. The parade usually lasts over two hours, and the Greater Canonsburg 4th of July Celebration keeps the festivities going until nightfall when a dazzling fireworks show over the high school’s football field rounds out the day.

Pike Street comes alive once again in September for the Pennsylvania Bavarian Oktoberfest. The street then transforms into a winter wonderland during Canonsburg’s Old-Fashioned Christmas as thousands of twinkling lights hang overhead. The holiday event is typically held during the first weekend of December and features two full days of activities, including a tree lighting ceremony, drone show and street market with more than 60 different vendors.

Canonsburg home prices are comparable to national averages

Most homes in Canonsburg were built around the mid-1900s and embrace a variety of architectural styles. Housing options includes everything from historic 19th-century Victorians to traditional Colonial Revivals, American Foursquares and bungalows with spacious front porches. “There’s also a lot of new construction here, and that’s usually the big tract builders on the outskirts of town,” Dallas says. The median price of single-family homes is $395,000, although newer construction tends to fetch upwards of $500,000. Home prices are comparable to the national median, which the National Association of Realtors reported to be nearly $419,000 in the third quarter of 2024. There are also several townhouse developments in Canonsburg, with townhouses typically selling for $345,000.

Award-winning schools in the Canon-McMillan School District

The Canon-McMillan School District serves Canonsburg, Cecil Township and North Strabane Township. Niche gives the district an overall grade of A-minus and ranks it as the second-best school district in Washington County. The district encompasses five elementary schools, three intermediate schools and a high school, all of which earn a B-plus or higher from Niche. In 2015, the U.S. Department of Education recognized the district’s First Street Elementary School as a National Blue Ribbon School for its academic excellence and commitment to closing achievement gaps between students. More recently, Canon-McMillan High School earned bronze-level recognition on the 2023 AP School Honor Roll due to its prioritization of Advanced Placement programs that allow students to earn college credit while still in high school.

Downtown Canonsburg, Sarris Candies and the Tanger Outlets

For shopping and dining, locally owned shops and restaurants line Pike Street in downtown Canonsburg. “Downtown is really thriving now. There are all kinds of new local restaurants, bars, shops and stuff that have popped up there in the last five to 10 years,” Dallas says. Stores like Malone Flower Shop and Grandpa Joe’s Candy Shop are just down the street from trendy spots such as Rusty Gold Brewing, known for its craft beers and classic pub grub. Bar Association Restaurant offers a high-end dining experience, and Iceburg’s Ice Cream is a go-to spot for dessert in the summer. Also in downtown Canonsburg, Saint Patrick Church hosts the seasonal Canonsburg Farmers Market each Tuesday from May through September.

Community events and pickleball courts at Canonsburg Town Park

According to the Trust for Public Land, 75% of residents live within a 10-minute walk of a park. Canonsburg Town Park is the borough’s largest green space and features various athletic facilities, paved walking paths, a concrete skatepark and a playground. It’s also home to the Canonsburg Town Park Pool and an amphitheater where the borough hosts an annual summer concert series. The park also hosts an annual bonfire, Easter egg hunt and snowman contest. In 2019, pickleball courts were added to the park thanks to donations from the local non-profit the Friends of Canonsburg Park. The borough’s Falconi Fields are home to the Canon Mac Youth Baseball Association, and the private Southpointe Golf Club is less than 4 miles away.

Walkability, commuting to Pittsburgh and Freedom Transit

Canonsburg has an overall Walk Score of 80 out of 100, and sidewalks line most of the borough’s residential streets. Residents have access to Interstate 79, which runs along the eastern edge of the borough and provides a direct route into Pittsburgh. The Steel City is about 20 miles northeast, and Pittsburgh International Airport is around 26 miles away. Freedom Transit provides bus service throughout the city, including a commuter route that travels to Pittsburgh on weekdays.

A four-season climate and below-average crime rates

There are four distinct seasons in Canonsburg. Summer temperatures typically climb into the 80s in July and August, while winter temperatures dip into the low 20s throughout December, January and February. The borough sees about 39 inches of rain each year, with the wettest months being May, June and July. Snow is typical in January and February, with an average annual snowfall of around 29 inches. Chartiers Creek flows through the eastern half of Canonsburg, and there may be a risk of flooding for homes that are closer to the water.

According to the FBI’s Crime Data Explorer, the rates of violent and property-related crime in Canonsburg are well below national averages. The borough’s violent crime rate is about 157% lower than the national rate, while the property crime rate is around 160% lower.
