South Beach blends access with relative affordability
South Beach is a section of coastal Carlsbad where buyers can find a property within walking distance of the water without breaking the bank. This neighborhood includes a vast selection of manufactured homes, which are often significantly more affordable than the area’s single-family houses. “They are becoming more popular because of the affordability aspect of them,” says local Realtor Gerry Burchard of Burchard & Associates with eXp Realty, who has 40 years of experience. “When you own a manufactured home, you don’t have property taxes and you don’t have homeowner dues.” All of the houses in South Beach are close to not only the beach, but also multiple trails, shopping centers, Interstate 5 and the COASTER commuter rail.

Outdoor activities are king, whether surfing, swimming or hiking
Proximity to the beach is the biggest draw to this neighborhood, says Burchard, who lives in the area. South Beach is by the South Carlsbad State Beach, which includes a campground. “People can pull up their recreational vehicles, and you can stay for a week,” Burchard says. “You regularly see it packed with a couple hundred vehicles.” The coast here is a draw for surfing and swimming, too, and Burchard often sees cyclists with surfboards strapped to their bikes, headed toward the water.
Some homes in South Beach are within walking distance of hiking trails along the Batiquitos Lagoon, a 561-acre inland body of water. South Beach is also within about 2 miles of Carlsbad’s 42-acre Poinsettia Community Park, where there’s a combined 17 lighted courts for tennis, pickleball and basketball, a turf athletic field and a dog park. Golfers are minutes from The Crossings at Carlsbad and Aviara Golf Club, two 18-hole courses open to the public.

Waterside neighborhood is packed with housing variety
South Beach’s variety of single-family homes includes options built from the 1950s through the early 2000s. Styles vary from ranch to Spanish to Craftsman, and the properties sell for $1.5 million to $3 million. The neighborhood’s manufactured homes were built from the 1960s to the 2010s. Many of them are part of 55-plus communities, including Lakeshore Gardens and Solamar Estates. Most manufactured homes go for $210,000 to $620,000, contrasting with Carlsbad’s citywide median sale price of about $1.5 million. South Beach also carries a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.

Horse racing and the county fair are community staples
Burchard says the opening of the summer horse racing season at the Del Mar Thoroughbred Club and the San Diego County Fair are two of the area’s most famous events, and both take place in the nearby city of Del Mar. The Del Mar Thoroughbred Club’s summer season starts in mid-July. “The opening day of the races is very popular,” Burchard says. “That’s going to bring a lot of people. It’s very famous. It’s our version of the Kentucky Derby.” The fair takes over the Del Mar for roughly three weeks from June to July, and attracts almost a million attendees.

Poinsettia Village puts multiple businesses in residents’ backyards
South Beach is home to the Poinsettia Village shopping center, which Burchard says is very popular. The plaza features a Ralphs grocery store, Rite Aid, The UPS Store, Sunnyfresh Cleaners and a Sherwin-Williams Paint Store. It also has chain restaurants including Jersey Mike's Subs, Starbucks and El Pollo Loco, plus local favorites like L'atelier de Paris, where the pastries are popular. Vigilucci's Seafood & Steakhouse, just north of South Beach, offers dining by the waterfront. “The view is spectacular,” Burchard says. “You’re looking at the ocean, you’re looking at the sunset, you’ve got a nice breeze.” South Beach is just about 2 miles from the Carlsbad Premium Outlets, too, a mall with over 80 stores.

Carlsbad schools share high ratings
The city’s Carlsbad Unified School District boasts an A-plus grade on Niche. Students may go to the A-rated Pacific Rim Elementary or the A-minus-rated Jefferson Elementary, depending on where they live. Both offer the Carlsbad Kids Care program after school, which includes homework time, snacks and other activities. The A-rated Aviara Oaks and Valley middle schools are possibilities for grades 6 through 8, and they have student groups including journalism clubs and Science Olympiad teams. Students may go to the A-plus-rated Sage Creek High or the A-rated Carlsbad High, and both offer computer science programs.

Residents have access to trains, buses and the highway
Interstate 5 runs adjacent to South Beach and is a direct link to Del Mar, 12 miles away, and San Diego, a 30-mile trip. Scripps Memorial Hospital Encinitas is 6 miles away on I-5. The Carlsbad Poinsettia station in the COASTER commuter rail system is within walking distance for some in South Beach, and trains can get passengers to San Diego in roughly an hour. The neighborhood also has multiple stops in the North Country Transit bus network. “Proximity to public transportation is phenomenal,” Burchard says. Carlsbad’s McClellan-Palomar Airport has daily flights to Phoenix through American Airlines.
