Life in Canyon Shores is centered around comfort

The sun-drenched lifestyle of Coachella Valley and the convenience of central Cathedral City combine in Canyon Shores. The community sits within walking distance of two schools and a quick drive from daily amenities Residents spend time outside at Panorama Park and explore attractions in Downtown Cathedral City, where annual events occur. Palm Springs International Airport and the valley’s main expressways neighbor the residential landscape, which offers comparatively lower home prices than Palm Springs just west. “It’s an active community, and prices here are not increasing the way they are in Palm Springs,” says David Whittier, Realtor with Re/Max Desert Properties and Cathedral City resident.

Mid-to-late 20th-century homes fill the community

Residential streets run parallel to neat sidewalks comprising painted addresses at the foot of two-car driveways. These connect to Mediterranean and Contemporary ranch-style homes built throughout the mid-to-late 20th century. Landscaped lawns with native plants like palms and succulents fill the remainder of the quarter-acre or less lots, along with backyard in-ground pools that appear throughout. Home prices typically range from $350,000 to $600,000, depending on size and condition. In Canyon Shores, a six-bedroom property on a larger lot can reach up to $1.2 million, while a home with similar features in Palm Springs would typically sell for more than double that figure.

Passing planes and climate concerns

Due to its location and dry climate, the community is susceptible to extreme heat during summer. “They are calling for a bit of rain in the next week, which will make up the most of the 5-10 rainy days we get in a year,” Whittier says. He also notes that earthquakes are relatively mild. “We don’t have a lot of earthquakes here… I feel like we are overdue,” he says.
