Residential lanes branch off either side of Lakeline Boulevard
Carriage Hills is more than 90% residential. While the four-lane Lakeline Boulevard bisects the neighborhood, subdivisions lined with sidewalks are situated on either side. Homes near the boulevard are classified as “busy” and the remainder are classified as “active” on Soundscore, a system that measures how loud an area is due to environmental factors. Common housing styles include contemporary split-levels, bungalows, Colonial Revivals and new builds with Spanish Eclectic elements or Craftsman influences. Most properties feature two-car garages, fenced-in backyards and lawns shaded by oak and elm trees. Home sizes generally range from 1,500 to 3,000 square feet, and prices vary between $375,000 and $800,000. Depending on where residents live, they may pay a monthly HOA fee from $10 to upwards of $130.On the neighborhood’s north side, St. Margaret Mary Catholic Church boasts a modern Mediterranean-inspired campus with tan stone and a large outdoor square, complete with statues of saints and private prayer sections. The church hosts SpringFest, an annual event with live music, food and children's activities.

Students are served by the Leander Independent School District, which Niche gives an A-plus and rates as the second-best school district in Austin. “People come here for the schools, which have better programs and more to offer,” Ellis says. “The elementary school is in the neighborhood, so kids can walk to school. It’s great for families.” Students can begin at Mason Elementary School, which receives an A-minus, before advancing to Running Brushy Middle School, which has an A. Leander High School, which holds an A-minus, boasts an award-winning marching band that has been a finalist in the UIL Marching Band Championship several times and a finalist in the Bands of America Grand National Championship.Shopping and entertainment are nearby along Route 1431
One of the biggest benefits to living in Carriage Hills is proximity to retail and dining. “When all these restaurants start coming in, you know an area is growing,” says Ellis. On the east side of the neighborhood, where Highway 183 meets Route 1431, a busy commercial section includes big-box stores like Target, Costco, H-E-B, Whole Foods and Walmart. There are also a variety of fast-food eateries and local restaurants. Blue Corn Harvest is a popular spot for Mexican-American fusion, and 1431 Cafe serves breakfast and lunch. Stiles Switch BBQ is another neighborhood favorite, with several beers on tap. “The whole area off 1431 is growing like crazy,” Ellis says. “We have the standard stores, but there’s also Cavender's Boot City, a super popular Western boot store.” Also located in this commercial-heavy area are Ascension Cedar Park Hospital, a full-service hospital, and Cedar Park Recreation Center, a 47,000-square-foot facility with gymnasiums, fitness rooms and studios. The H-E-B Center at Cedar Park is home to the Texas Stars AHL Hockey team, as well as a lineup of concerts, rodeos, comedy acts and other performances.About 3 miles south on Highway 183, the Lakeline Mall shopping area is another busy retail section with department stores, Sam’s Club and a broad selection of both local and chain restaurants.
Cedar Park offers green spaces and the Texas Farmers Market
The Carriage Hills community takes advantage of all that goes on in Cedar Park, from outdoor concerts to farmers markets. “At Lakeline Park, they throw this big free concert series on Fridays,” Ellis says. “They get bands like Suede, which has a huge following, and food trucks.” Lakeline Park, located about 3 miles south on Highway 183, also features a playground, athletic facilities and a place to launch a kayak into the reservoir. On the west side of Carriage Hills, Veterans Memorial Park has a swimming pool with a child-friendly area, a 5-acre dog park for both small and large breeds, an amphitheater, and athletic fields and courts. To the east, Splash Shack is an indoor water park with slides, splash zones and concessions. There are also a few small pocket parks with playgrounds scattered through the residential parts of the neighborhood. About a mile from Carriage Hills, the Texas Farmers Market is open each Saturday year-round. “It used to be at the Lakeline Mall, but they moved further north,” Ellis says. Under new ownership, the present location is more centralized in Cedar Park and is the first of more retail and dining to come to the development.Highway 183 leads south to Austin and east to Round Rock
U.S. Route 183, locally known as Highway 183, runs along the east side of Carriage Hills, allowing for a 20-mile commute south to Austin and a 15-mile commute east to Round Rock. Austin-Bergstrom International Airport is located about 30 miles away. The community is car-dependent, as there are no public bus or train services in or around the area.
