About halfway between El Paso and Las Cruces, Chaparral is a quiet, rural community for homebuyers who want a desert countryside lifestyle without being too far from civilization. "If you're looking in Chaparral, you're looking for a more rural area, and I would say more relaxed as far as covenants and codes are concerned," says Brian Wallis, an associate broker with RE/MAX Classic, who has sold multiple homes in Chaparral. "A lot of the properties come with land, so you're typically looking at lots with more space than your average city home. They can be anywhere from a quarter-acre up to 5 acres." This unincorporated community of about 16,000 people sits just north of the Texas state line. While the countryside location is the main draw, there are some basic amenities, including fast-food restaurants, convenience stores, community centers and churches. There is also a full pipeline of schools from elementary to high school within the community.

Large lots in the southern New Mexico desert
Homes in Chaparral range from modest ranch-style and manufactured houses to larger farmhouses with up to 3,000 square feet. New traditional homes and adobe houses are also common. Most lots are at least an acre, and the largest properties are around 25 acres. Wallis says it's common for homeowners to have livestock such as horses and chickens in the community. Chaparral has a desert landscape with some small shrubs and trees along the quiet streets. The median housing price is around $195,000, including undeveloped lots and manufactured homes. When factoring in only single-family houses, the median cost is around $256,000. Houses stay on the market for an average of 97 days, much longer than the national average of 45 days.

Free internet through local Chaparral schools
The Gadsden Independent School District serves Chaparral and receives a B-minus rating from Niche. The district has approximately 12,500 students across 27 schools. Campuses in Chaparral include Chaparral, Desert Trail and Yucca Heights elementary schools, Chaparral Middle School and Chaparral High School. The district offers career and technical education courses in industries like agriculture, architecture, criminal justice and welding. All student households throughout the district can receive free internet service from Chaparral Cable Vision, a local company on McCombs Road.

Community parks and desert hikes in Chaparral
Chaparral has a couple of parks, including Delores C. Wright Memorial Park. This public space has sports fields, tennis and basketball courts, a skatepark and a playground. It is also known for its BMX track. The Delores C. Wright Community Center offers spaces for community members to hold events. Just east of the community, residents can access the northern end of Franklin Mountains State Park on the Anthonys Cave trail. This expansive natural area has 27,000 acres and 100 miles of trails. Hikers can also head north of Ohara Road and access the Sierra Vista Trail, a 29-mile trail near the Organ Mountains that offers scenic views and the possibility of seeing wildlife like deer and coyotes.

El Paso is good for shopping and dining
Chaparral has a few small Mexican restaurants and some fast-food chains. Groceries are available at Stires Super Market, and the community also has convenience stores like Dollar General and Family Dollar. Most people head to either El Paso or Las Cruces for more shopping and dining options. El Paso has several large malls and shopping centers along U.S. Route 54 and Interstate 10. The Mesilla Valley Mall in Las Cruces is right off Interstate 25, offering easy access to popular chain stores.

Highways offer convenient drives to EL Paso and Las Cruces
Because of Chaparral's rural nature, most people drive to get around the community and to nearby cities. El Paso is about 25 miles away via War Road and U.S. Route 54. Las Cruces is approximately 35 miles north via Ohara Road and I-10. The Hospitals of Providence Transmountain Campus is about 20 miles away in northern El Paso. Public transit is available on the Turquoise line of South Central Regional Transit. This bus takes riders south into El Paso or west to Anthony, where it connects to other routes.
Environmental risks in the New Mexico desert
Chaparral sees average high temperatures of 58 degrees in January and 96 degrees in July. Annual precipitation totals around 10.5 inches. Intense rainstorms are common in the summer, which can lead to flooding. Dona Ana County has a Flood Commission to identify and monitor areas at the highest risk. The county also faces a risk of dust storms during periods of high wind. The safest precaution during a dust storm is to avoid going outside. Crime data for Chaparral is not readily available.
