A historic neighborhood just minutes from downtown Charleston
Founded in 1769 and less than 3 miles from the heart of downtown Charleston, the East Side neighborhood is located on the eastern flank of the peninsula. The community has been shaped by early wars and revolutions, giving it an anchor of perseverance and a storied past. Here, older homes on narrow lots are just a couple of blocks from the wide variety of amenities offered downtown. Locals can access revitalized multi-use buildings like The Cigar Factory and parks and attractions such as the South Carolina Aquarium. Area streets are often lined with residents walking to and from downtown. Each home has “its own eccentric flavor in terms of layout and color,” says Shameka Hicks, recreation specialist at the St Julian Devine Community Center, who has been serving the area for over 10 years.

Quick access to downtown
Meeting Street and East Bay Street line the western and eastern sides of the neighborhood and are the community’s main thoroughfares, allowing access to Highway 17 and downtown Charleston. However, this proximity to the highway does create a lot of traffic in the community due to Charleston's infrastructure and the number of bridges in the city. Additionally, the neighborhood is home to two Charleston Area Regional Transit Authority bus lines and is considered very pedestrian-friendly. “There are a lot of people walking around the neighborhood,” Hicks says. “Everything is within walking distance of the East Side.” For trips outside South Carolina, Charleston International Airport is 11 miles to the north, and the MUSC Health University Medical Center is only 2 miles to the west.

Pools and pickleball in East Side
Hampstead Square and Mall Park are two of the more prominent parks for the East Side community and are situated right next to each other. Hampstead Square is a quiet shaded green space, home to the statue of blacksmith Philip Simmons. A Charleston artisan, Simmons worked on decorative ironwork for over 78 years and created more than 500 gates, fences and window grills across the city. Mall Park has a playset and pickleball court for locals to enjoy during the warmer months of the year. Historic Charleston homes on narrow lots
Among the historic two- and three-story homes on narrow lots, residents can access wide, tree-shaded sidewalks. Architectural styles include Colonial Revivals and Charleston-style houses with wooden siding and brightly colored accents. “Houses are like puzzle pieces in this neighborhood the way they all fit together,” Hicks says. With a surge in restorations around the neighborhood, the average home price on the East Side has been steadily increasing. The area also offers multi-unit houses that are popular with investors. Prices can start as low as $300,000 for homes in need of renovations and range from $500,000 to around $1 million for those in better condition. Some larger investment properties can even climb as high as $1.6 million. Most of the homes in the Charleston area are also at a very high risk of flooding, which leads to flood insurance being required or recommended for homebuyers. In response to the flooding, Charleston has been making efforts through the Bluebelt program plans to restore the natural floodplain and reduce flooding risks for the entirety of the city.

Charleston County School District
The Charleston County School District serves students in East Side, and they can begin their education at Sanders-Clyde Elementary School. They can then move on to Simmons Pickney Middle School before finishing at Burke High School, which has been serving the community since 1910. The high school offers a variety of classes for both vocational and college preparation, including Advanced Placement classes and culinary arts courses. All schools receive a C rating on Niche. Trident Technical College’s Palmer Campus is located in the heart of the neighborhood.

Southern homestyle cooking and The Cigar Factory
The neighborhood’s primarily residential streets are also home to a surprising number of popular dining establishments, with one being Hannibal’s Kitchen. This spot is known as a hole-in-the-wall restaurant that specializes in southern homestyle cooking, with the restaurant’s bread pudding and crab rice being top choices. Additional shopping and dining options are available at The Cigar Factory, a newer mixed-use building, which is home to Mercantile and Mash, a popular local brunch spot. “Its famous for its breakfast biscuits as well as its delicious and large cookies,” Hicks says. Many of the items are also made in-house, from the chai syrup in their lattes, to the bread used for sandwiches and avocado toast. Residents can shop for groceries at Knight's Supermarket or Target in downtown Charleston.

Charleston events
The area’s Fourth of July celebration brings tourists and locals to Liberty Square, which is right next to the aquarium. Downtown Charleston also hosts annual events, like the ever-popular St. Patrick’s Day Parade. The South Carolina Aquarium offers dozens of exhibits and educational programs with “front porch views of the water,” Hicks says. “You get to see wild dolphins in the river with the bridge in the background.”
