Charleston’s East Side is a competitively priced, convenient area

The East Side neighborhood is a character-rich area of the Charleston Peninsula, with vintage homes and a smattering of new construction. Prices skew higher than the city median, particularly for renovated properties, but smaller homes and fixer-uppers are available at a lower price, which draws long-term residents and investors alike. While street parking can be challenging, parks, community centers, restaurants and other attractions are within walking distance.

A wide variety of vintage and new homes, and some preservation rules

East Side homes are an eclectic mix of Charleston singles, cottages, Italianates and Colonial Revivals. Most were built in the late 1800s and early 1900s, but there are some 1970s townhomes. Single-family homes built in the 2020s but designed to look like vintage Charleston singles are also available. “[Each home has] its own eccentric flavor in terms of layout and color,” says Shameka Hicks, who’s been a recreation specialist at the local St. Julian Devine Community Center for over 10 years.

The neighborhood’s south side falls within Charleston’s Old City District boundaries, so construction, exterior alterations and demolition there must be approved by the local Board of Architectural Review. Regulations on the north side exist, but aren’t as strict.

What homes in East Side cost and who’s buying

“With median prices sitting around the mid-$800,000s, there’s strong demand from both lifestyle buyers that plan to make or keep the area as home [and] investors looking for opportunities,” says Realtor Nate Gainey of Three Real Estate, who has more than 15 years of experience working with clients in the area. East Side’s median sale price of $865,000 is significantly higher than the city’s, which hovers around $570,000. Prices for townhomes, small single-family homes and fixer-uppers typically range from the low $200,000s to the low $500,000s. Renovated properties, including townhomes and single-family homes, tend to sell for between the mid $600,000s and mid $900,000s. New construction and large, updated historic homes go for upward of $1 million.

What to know about parking, walkability and other ways to get around

“Parking on the Peninsula varies block by block,” Gainey says, adding that since most homes here were built before cars were widely available, driveways aren’t common and street parking can be challenging. “Residents typically adapt with parking permits, off-street parking where available and nearby public lots,” he says. They also benefit from the neighborhood’s walkability and easy access to public transportation. Charleston Area Regional Transportation Authority bus stops on East Bay, Meeting and Columbus streets are a short walk away. CARTA also offers a free shuttle service around downtown.

A few blocks from the Cigar Factory, popular local restaurants

The Cigar Factory, a historic industrial building that once manufactured more than a million cigars a day, is on East Bay Street nearby. The modern, mixed-use commercial space is now filled with offices, hairdressers and event venues. It also has dining options, like Rappahannock Oyster Bar, a popular seafood spot, and Mercantile & Mash, a gourmet market, restaurant and whiskey bar. Hicks says Mercantile & Mash is famous for its breakfast biscuits and oversized cookies.

Martin Park, Hampstead Mall and other attractions are in the area

Strong public magnet school options, College of Charleston are close

The neighborhood is served by the top-rated Charleston County School District, which allows transfers by application. Public magnet schools, including top-rated Buist Academy and highly rated Charleston Progressive Academy, are less than 2 miles from most homes. The historic College of Charleston is also under 2 miles away. Trident Technical College’s Palmer Campus is within a mile of most homes.
