"A lot of transplants from up north have moved into the new construction homes in Wando and other rural neighborhoods on Highway 41," says Ellie Proctor, a lifelong Charleston native and former student at Wando High School. Homeowners' associations maintain these thoughtfully designed subdivisions and offer amenities like community pools, parks, and walking trails. Large condos start at $300,000 and go up from there. New homes with front porches and boat docks list between $600,000 and $800,000. Luxurious waterfront estates can range from $1 million to $2 million.

New schools with award-winning athletic programs
In 2017, the Berkley County School District built three new schools in Wando to ease overcrowding in Daniel Island's public schools. Philip Simmons Elementary received an A-minus on Niche. After fourth grade, students may transition to Philip Simmons Middle School. Rated a B-plus on Niche, Philip Simmons offers an interdisciplinary STEAM program. Philip Simmons High School also received an A-minus. In 2021 and 2022, Philip Simmons High won the Carlisle Cup, an award for South Carolina's top athletic programs.

Clements Ferry Road connects to major highways
Clements Ferry Road runs through the center of Wando. Drivers can take Clements Ferry to Interstate 526 to reach the Charleston International Airport and East Cooper Medical Center, both 10 miles away.
