Living in Westside means easy access to parks, restaurants, schools

Charleston’s up-and-coming Westside neighborhood is a vibrant, walkable area just south of The Citadel, a historic senior military college. While it’s a pricy part of the peninsula, fixer-uppers typically sell for less than the city median. Finding street parking, especially on weekends, can be tough, but parks, restaurants and schools are within walking distance. Residents are also close to bus stops and the growing WestEdge district.

A mix of updated homes and fixer-uppers drives investor, renter demand

Westside’s narrow, shady streets are lined with cottages, Craftsmans, Colonial Revivals, Charleston singles and American Foursquares. Many were built in the early 1900s. They often have small garden beds rather than front lawns; some front porch steps lead directly to the wide sidewalks. Condos are also available, in mid-rise towers and converted single-family homes.

Realtor Nate Gainey of Three Real Estate, who has over 15 years of experience working with clients in the area, says that Westside has a mix of renovated homes and fixer-uppers. “That diversity really broadens the buyer pool, from investors to owner-occupants. There is a strong rental demand… Development momentum all around the peninsula keeps interest high in most any downtown Charleston area,” he says.

What homes in Westside cost

The median sale price is $895,000, significantly higher than the city’s median of $570,000. Prices for small homes and fixer-uppers range from the low $200,000s to the low $400,000s. Large homes and renovated properties typically start in the mid $400,000s and quickly rise to the mid $900,000s. Multifamily homes, new construction and restored historic homes can go for upward of $1 million.

Locals can avoid finding parking by walking, taking public transit

While some homes have driveways, street parking is the norm. Finding a space can be tricky, especially on weekends or Citadel game days, since most streets are unrestricted. There’s a small section of the neighborhood, just south of Harmon Field, in which non-resident parking is limited to a maximum of 2 hours. Homeowners and renters in that area are eligible for up to two digital parking passes per household. They can also avoid the challenge altogether by walking or taking public transit. Charleston Area Regional Transportation Authority bus stops are scattered throughout the neighborhood, and routes run to Charleston’s Medical District and other downtown destinations.

Hampton Park and other outdoor recreation options nearby

“Locals really enjoy the parks here, especially Hampton Park. It’s a great spot to get outdoors and go for a walk,” says Realtor Chamberlain Chesnut of Chamberlain Chesnut Real Estate, who has over a decade of experience. Hampton Park, one of the largest in the city, is within about 2 miles of most homes. It has trails, gardens and a playground.

  • The Bridge Spot, a skate park under Interstate 26
  • Johnson Hagood Stadium, the Citadel’s football stadium
  • Harmon Field, a 13-acre park with athletic facilities, an outdoor pool and a playground
  • Joseph P. Riley, Jr. Park, home of the Charleston RiverDogs minor league baseball team
  • Brittlebank Park, a riverfront park with benches, fishing access and a playground

Walkable to popular eateries, the new WestEdge mixed-use development

Residents are a short walk from popular restaurants like Lillian’s Petite Market & Eatery, which serves classic, seasonal Lowcountry fare, and Honeysuckle Rose, an upscale tasting menu-style spot. Cafés, including Daps Breakfast & Imbibe, Huriyali Gardens and Little Line Kitchen & Provisions, are also nearby. Upper King Street hotspots are close, too. There’s Leon’s, a rustic spot known for Southern dishes, and Melfi’s, a sophisticated, clubby Italian restaurant.

WestEdge is a new mixed-use development featuring apartments, offices, shopping and dining near the Ashley River. The estimated $350 million project is still under construction, but already has a Publix and a private social club, Harbour Club at WestEdge, among other amenities.

Charleston County School District schools and MUSC are nearby

Westside is served by the top-rated Charleston County School District, which allows transfers by application. Mitchell Elementary School, Simmons-Pinckney Middle School and Burke High School are within a mile of most homes. So are two public charter schools, Compass Collegiate Academy and highly rated Charleston Development Academy. The Medical University of South Carolina is also close, less than 2 miles away.
