Modern homes are a "good investment"
The curving streets of Bradfield Farms are home to several unique subdivisions. Some were built in the 1990s and have streets shaded by mature trees. Others were built as recently as 2023 with cookie-cutter designs and state-of-the-art amenities. Prices typically range from $350,000 to $450,000 based on size. Several communities have mandatory homeowner's associations, and some have private pools for residents. "The prices out there are still more affordable, especially for first-time buyers, and Charlotte just continues to expand," says lifelong Charlotte resident Denise Cutri, a broker with Shearer Realty. "Areas that seemed rural just a few years ago are now major hubs, so in general, homes on the city's edges are a good investment."Cresswind Charlotte, one of the city's largest 55-plus communities, is in Bradfield Farms. Private amenities include a pool, fitness center, pickleball courts and a grilling courtyard. Prices for the single-family homes range from $400,000 to $650,000. The community's monthly HOA fees are $299.
Mountain biking trails and an upcoming park renovation
Mountain bikers and hikers can find nearly 12 miles of trails at Sherman Branch Nature Preserve. The park's uneven terrain, man-made obstacles and varied routes make for eventful hikes and cater to mountain bikers of all skill levels. The trails are also popular for dog walking. Other local public parks include Harrisburg Road Complex Sports Complex, which is slated for a complete renovation in 2025. The $7 million project will add fitness equipment, resurfaced sports courts and a playground. The sports complex sits next to the public Charles T. Myer Golf Course.Career pathways at Rocky River High School
All neighborhood kids are served by the Charlotte-Mecklenburg School District, though zoning for elementary and middle schools can vary based on home location. Many students attend Clear Creek Elementary, which gets a B-minus rating from Niche, and Northeast Middle, rated C-plus. However, all students on this side of the district are zoned for Rocky River High, which receives a C-plus rating. The high school is known for its Career and Technical Education program, which offers pathway programs in fields like digital marketing, graphic design and software development. The curriculum includes field trips, shadowing and internship opportunities.A car-dependent neighborhood
Albemarle Road merges into Independence Boulevard, one of the quickest ways into Uptown Charlotte. The trip is only about 15 miles, but it can take 25 minutes to an hour, depending on traffic. There is a bus line along Harrisburg Road, but with the spread-out residential streets, the area is very car-dependent. A bus ride into the city can take upwards of an hour. Bradfield Farms is situated around the Interstate 485 interchange, facilitating straightforward travel to Harrisburg and all of East Charlotte. The Charlotte Douglas International Airport is on the other side of the city, a 30-mile trip. Any properties along the Interstate 285 corridor can experience significant road noise. In addition, properties near the McKee Creek watershed might be at a slight risk of flooding.A growing retail strip along Albemarle Road
Albemarle Road is the largest retail hub in the neighborhood, offering chain restaurants and big-box stores like Target, Walmart, Food Lion and Home Depot. The locally owned Stooges Pub & Grub hosts popular Trivia Tuesdays and live music nights featuring local bands. And the Novant Health Mint Hill Medical Center puts an emergency room within minutes of most residents. The corridor is expected to continue to grow with upcoming projects. A development at the Cresswind and Albemarle intersection is projected to bring a Publix and the city's first Whataburger. The mixed-use development will include more retail space, childcare centers, and medical offices. Right across the street, a local developer began working on a 252-unit apartment building in 2024. As Albemarle Road develops, Bradfield Farms can expect a busier feel but easier access to shopping and dining.
