Midcentury ranch-style homes, split-levels and new construction
This Charlotte enclave features single-family homes resting on generous, uncluttered lots along wide-set streets embellished with oak, hickory, elm and fig trees. 1950s ranch-style homes clad with red brick exteriors are the most common. Split-levels, sitting atop sloped properties, and newly built homes that echo the decorative half-timbering of Charlotte’s traditional Tudors are sprinkled in between. “Colonial Village is becoming a major investment area,” says Joe Leland, a longtime residential broker with Celia Estrada Realtors. “Recently, I sold an old single-family house, and the buyers tore it down to build a million-dollar custom home. A lot of buyers are doing that.” Meanwhile, apartment buildings are going up along South Boulevard. All this development has caused some headaches. “Construction has been a nuisance. If I sat on my front porch, I’d count 50 dump trucks that drive by,” says Loveland, who runs Style Chyld, a local childrenswear resale business, out of her home. “We were without internet off and on for weeks, and my street has become a major cut-through.” Most homes cost between $500,000 and $900,000, with new construction topping $1 million.Two campuses serve Dilworth Elementary students
The public school pipeline for Colonial Village is a big draw for families. “It has a long history of success and parent involvement. Families have come in and made investments in the community. However, we’re in a bit of angst because of overpopulation,” Loveland says. Right now, Dilworth Elementary is split between two campuses. Kindergarten through second grade is at the Sedgefield Campus, which receives a C-plus rating from Niche. Third through fifth grade is held at Dilworth’s Latta Campus, which earns an A-minus. Sedgefield Middle gets a B-minus and has a very active PTO that organizes social events and fundraisers like the Spartan Parent Party. Myers Park High earns an A. Its extensive campus features over a dozen buildings connected by a large courtyard. Loveland says some families opt for the Charlotte-Mecklenburg Schools lottery to try and get into public magnet schools and specialized programs. Colonial Village sits beside LoSo or Lower South End, a vibrant social district known for its trendy restaurants, brewery hopping, live music and thrift shopping. In the mornings, the drive-through and walk-up window at Burr & Berry Coffee is bustling. This tiny spot is known for its creative flavors and friendly service. Restaurants range from Taco Boy, a hip eatery serving creative Mexican fare with hand-squeezed margaritas, to the nostalgic Beef 'N Bottle Steakhouse, plating premium cuts since 1958. The Olde Mecklenburg Brewery & Biergarten features an 8-acre outdoor space, while the open-air Goldie’s Live Music Bar & Restaurant is one of the newer businesses on the scene. “It’s been very popular. Even the students will take the light rail all the way from UNCC,” Loveland says. Harris Teeter and Publix are north of the neighborhood along South Boulevard. “We’re all bummed because we’re supposed to have a LIDL. It would have been walkable, but the project has been shut down,” Loveland says. More shopping can be done about two miles east at the Park Road Shopping Center, featuring the AMC Park Terrace 6 movie theater, J. While Colonial Village is lush with trees and the meandering Little Hope Creek, the neighborhood has no public green space. “We have the elementary school playground, but that’s been a big downside of our neighborhood. We would love a park,” says Loveland, who adds that Sedgefield Park is reachable by car or bike. The park features a concrete walking path that forms the shape of a butterfly. In the lower wings sit two playgrounds, while the upper wings offer open grass for picnics. The park’s perimeter features a tennis court and a half-court for basketball. Another option is Park Road Park, which is about 3 miles south. It’s popular for its large playground and a walking trail that loops around a duck pond, offering visitors a chance to spot sunbathing turtles and swimming ducklings. This sprawling green space is a hotspot for sports, with several baseball and softball fields and a tennis complex. Similar amenities are found at the even larger Freedom Park, home to an antique steam engine, Mahlon Adams Pavilion and the big five-day Festival in the Park. Loveland says her family loves walking to the South Boulevard branch of Charlotte Mecklenburg Library, less than a mile away.Riding to Uptown on the light rail
Colonial Village’s quiet community is about 3 miles south of Charlotte’s Center City. The Scaleybark light rail station is within walking distance and offers a car-free commute to work or into the business district for dinner or a show. The station also connects to the Charlotte Area Transit System bus line, which has multiple stops nearby along Scaleybark Road, one of the area streets lined with bike lanes. The neighborhood is within 2 miles of State Route 49 and Interstate 77. Charlotte Douglas International Airport is about 7 miles away.
