Named after two of its long-established subdivisions, Mallard Creek-Withrow Downs is a sprawling North Charlotte enclave with a prominent next-door neighbor. This quiet community sits across the interstate from booming University City, host to the University of North Carolina at Charlotte. Several employers, such as AT&T and TIAA Financial Services, fill the offices at University Research Park in the neighborhood’s southern end. “It’s a wonderful area for young professionals and first-time home buyers,” says Nelvia Bullock, a Realtor with Compass who moved to the Queen City nine years ago. “There’s plenty of entertainment, greenways and you’re close to I-485.” She adds that this diverse neighborhood is home to professors, faculty, students and families. Home prices are a bonus. “You can save a little money and still get to Uptown and South End relatively quickly,” Bullock says.

Ridge Road Middle receives a C-plus. The B-rated Mallard Creek High is known for its powerhouse football team, which has won three state championships in the last 10 years. There are also several nearby charters and private education options, including Corvian Community School, which earns a B-minus overall, and Bradford Preparatory School, receiving an A-minus rating. Mallard Creek Park and the neighborhood greenway system
The sprawling Mallard Creek Park is a center for youth sports as its grassy fields extend from Parkside Elementary and Mallard Creek High. Baseball, soccer, beach volleyball and tennis are all played here. Neighborhood playdates are often held at Mallard Creek Playground, featuring three slides, climbing obstacles and a swing set. The playground sits at one entryway for Clarks Creek Greenway, which offers 7 miles of paved path carving through dense forest between several subdivisions. The trail connects to Mallard Creek Greenway. It also winds through the woods before meeting Troy Creek Greenway, an off-road route to the University of North Carolina at Charlotte, where residents can tour the UNC Charlotte Botanical Gardens for free. Neighborhood golfers have several nearby greens, including the public, 18-hole Tradition Golf Course.
The community is eagerly awaiting Mallard Creek Recreation Center’s reopening in February 2025. The center, which offers group exercise classes, a gardening club and youth programming, has been temporarily closed since December 2023 for renovations. Updates include a new lobby and multi-purpose room.
