Contemporary styles on sidewalk-lined streets
Tidy sidewalk-lined subdivisions fill Mallard Creek-Withrow Downs. Brick Modern Transitional homes resting on half-acre lots adorned with flower beds and shade trees dominate the neighborhood. These late 20th century and early 21st century designs often lean on regal elements of the Greek Revival and Federal styles, such as full-height columns and second-floor Palladian windows. Midcentury Ranch-style homes and townhouses are also available. “Some of the newer communities even have amenities like outdoor pools and clubhouse,” says Nancy Braun, a Realtor at Showcase Realty who frequently sells properties in the neighborhood. Most homes cost between $400,000 and $800,000, with townhouses costing between $245,000 and $550,000. “You’re not paying the price tag of top trendy neighborhoods like South End or NoDa,” Bullock says.Concerts, NASCAR and football in Queen City
Mallard Creek-Withrow Downs is close to several major entertainment destinations, including the PNC Music Pavilion, a large outdoor venue hosting live music, festivals and events. “Charlotte gets really sick shows, like Usher and Sting,” Bullock says. “We were not getting arena shows five years ago. Now we are.” Great Wolf Lodge Water Park, busiest in the summer when families book a stay to cool off with amusement park fun, sits down the road from Charlotte Motor Speedway, packed by tens of thousands of NASCAR fans on race weekends. Over at UNCC, Jerry Richardson Stadium thrums with football fans when the 49ers play.University City is a shopping and dining destination

More local eateries dot University City, including Boardwalk Billy's Raw Bar and Ribs, a lively spot serving coastal Carolina fare from steamed seafood pots to shrimp tacos and barbecue. A brunch go-to, Famous Toastery serves up classic American breakfast dishes in a cozy yet contemporary setting. Retail giants, from Walmart Supercenter and Target to The Home Depot, are also in University City. The popular Concord Mills Mall sits just north of the neighborhood, featuring dozens of name-brand and department stores.Championship-winning football program at Mallard Creek High

There are also several nearby charters and private education options, including Corvian Community School, which earns a B-minus overall, and Bradford Preparatory School, receiving an A-minus rating. The University of North Carolina at Charlotte, among the top research universities in the country, is about 5 miles away.Mallard Creek Park and the neighborhood greenway system
The sprawling Mallard Creek Park is a center for youth sports as its grassy fields extend from Parkside Elementary and Mallard Creek High. Baseball, soccer, beach volleyball and tennis are all played here. Neighborhood playdates are often held at Mallard Creek Playground, featuring three slides, climbing obstacles and a swing set. The playground sits at one entryway for Clarks Creek Greenway, which offers 7 miles of paved path carving through dense forest between several subdivisions. The trail connects to Mallard Creek Greenway. It also winds through the woods before meeting Troy Creek Greenway, an off-road route to the University of North Carolina at Charlotte, where residents can tour the UNC Charlotte Botanical Gardens for free. Neighborhood golfers have several nearby greens, including the public, 18-hole Tradition Golf Course. The community is eagerly awaiting Mallard Creek Recreation Center’s reopening in February 2025. The center, which offers group exercise classes, a gardening club and youth programming, has been temporarily closed since December 2023 for renovations. Updates include a new lobby and multi-purpose room.Interstates and the LYNX nearby
