Sardis Forest is an established neighborhood carved into the landscape of south Charlotte's former farmland. While a steady stock of homes is normally available for sale here, they tend to go quickly and for at least $100,000 more than the average Charlotte house. The neighborhood sits next to historic Matthews' growing collection of unique eateries and boutique shops — an increasing draw for new buyers. "It's a really welcoming and friendly community," says Jessica Smith, Realtor with Keller Williams South Park.
Newly built townhouses and brick single-family residences
Tall oaks and maples stretch over Sardis Forest's meandering streets, forming a dense leafy overhang, shading the way for walkers and cyclists. Expansive residences sit back at the end of private driveways, behind lush, well-maintained yards. "It's a neighborhood full of nice, beautiful brick homes," Smith adds. Three-story new traditional townhouses in sidewalk-lined subdivisions generally sell between $550,000 and $590,000 while single-family Colonial Revival-style residences tend to sell from $700,000 to $900,000. Towering millennium mansions with earthy, stone-accented facades and covered entries generally list in the $1 million to $1.5 million range. Inventory is tight in Sardis Forest, and south Charlotte market trends indicate that values will likely increase with the city's continuous growth.
Exploring the McAlpine Creek Greenway
Surrounded by south Charlotte's lush natural landscapes, Sardis Forest locals have abundant opportunities to get outside. From the McAlpine Creek Greenway Trailhead on Old Bell Road, bikers and hikers can take the scenic greenway to James Boyce Park to watch for wildlife or stretch out on the grassy practice fields. Those looking for a lengthier adventure can hop back on the paved path and continue to McAlpine Creek Park, another expansive green space. Its sprawling stretch of fields and forests surround two ponds at the park's center, where anglers are provided a pier to drop their lines in the calm waters. Visitors to McAlpine Creek Park can unwind with a waterside hike, or bring their furry friends to the dog park for an afternoon of leash-free fun.
Apple Distinguished private school and an A-rated elementary
Many homebuyers look to south Charlotte for its education options. The Fletcher School offers a unique curriculum for local kindergarten through 12th-grade scholars. The private nonprofit preparatory school serves students with Specific Learning Disabilities and ADHD. Fletcher was named an Apple Distinguished School in 2022 for its innovative use of technology in the classroom. Local students in public school often start at Elizabeth Lane Elementary, which earns an A-minus from Niche, before moving up to C-plus-rated McClintock Middle School. Next, many students attend Providence High, which gets an A grade from Niche and is ranked as the number five public high school in all of Mecklenburg County.
South Charlotte shopping and eats
Various shopping and dining hubs are within a 5-mile drive from Sardis Forest. Locals may head to Matthews or the Arboretum to explore a wide variety of local restaurants and retail, including a Harris Teeter and Walmart. SouthPark Mall, Charlotte's largest shopping destination, is also a 6-mile ride north. Sardis Village is a nearby one-stop shop for weekly errands and dinners away from home. Juliana Pizza, an Italian-Greek mom-and-pop restaurant, has served the suburbs of Matthews classic pies, hot oven submarine sandwiches, and much more for over 20 years. Residents can also stop at Royal Biryani, another local favorite, for a bite of its namesake dish and other Indian staples.
Getting around Queen City
Pineville-Matthews and Providence roads are primary connecting corridors bordering Sardis Forest, providing easy access throughout the city. The main thoroughfares also feature several bus stops for locals who opt for public transportation. Only around 10 miles south of Uptown, Sardis Forest residents can typically get to work in around 30 minutes, depending on traffic conditions.

Though I have lived here almost fifteen years, I don't know many of my neighbors. We pretty much just got to know those who lived immediately next to us. These older folks in the last six years or so have moved or passed away, and new families have moved in, but they generally keep to themselves. This neighborhood is pretty nice, but there isn't a real sense of community among the people who live here. That being said, the community is very pet-friendly and family-friendly, and people tend to live here for many years.

There are many restaurants in close proximity to this area. They include everything from fast food to regular chains like Chili's to fantastic ethnic restaurants. You won't run out of new restaurants to try in this area.
