Sardis Forest is an established neighborhood near Uptown and Matthews

Sardis Forest is a suburban community close to numerous shopping centers, restaurants and excellent schools. Buyers have access to a selection of established single-family homes, and townhomes. Located southeast of Uptown, it is near the city's various attractions while also being close to downtown Matthews and major highways.

Top-rated public and private school options are close

Students are served by Charlotte-Mecklenburg Schools, which allows for school choice through a lottery system. The top-ranked Elizabeth Lane Elementary and Providence High are adjacent to Sardis Forest. The Fletcher School, located in the neighborhood, is a private institution, offers kindergarten through 12th-grade programs. The school also provides a range of elective courses and dual-enrollment classes for high schoolers at Central Piedmont Community College.

Single-family and townhome options with HOAs present

Sardis Forest boasts a wealth of single-family homes, including ranch styles, split-levels, New Traditionals and Colonial Revivals. Townhomes are also present. “Because of the age of the homes, the lots are a little bit bigger [with] more mature landscaping,” says Wess Cason, broker and owner of Wess Cason Realty, who has over 25 years of experience. “A lot of those homes in there have been renovated or are in the process of being renovated because of their age.”

Smaller single-family homes and townhomes generally cost between $300,000 and $600,000, while prices for larger homes can climb as high as $4 million. Homes are situated on winding streets or cul-de-sacs, with oak trees accentuating lawns. Sidewalks are also not common. Newer communities and townhomes are typically located on the outskirts of the neighborhood, near Alexander Road and Providence Road. Cason says prices are similar to those of surrounding communities. HOAs do exist, but Cason says fees aren't high because amenities are not offered. “[It's]Just a great area,” Cason says. “It's far enough out of the city yet close enough at the same time.”

Parks, courts and private golf clubs are nearby

Parks located outside of Sardis Forest include James Boyce Park, featuring a playground, softball fields and trails. The 114-acre McAlpine Creek Park includes soccer fields and a dog park. The McAlpine Creek Greenway also cuts through the northern portion of the community. The private Olde Providence Racquet Club is one of the largest tennis facilities in North Carolina.

Shopping and dining along Independence Freeway and at the Arboretum

Big box retailers and grocery stores, including Harris Teeter, are located to the east at the intersection of Matthews Township Parkway and Independence Freeway. The Arboretum Shopping Center is at the corner of Providence Road and Pineville-Matthews Road, and includes a Harris Teeter and Walmart. Dining spots are also available at both locations and along Matthews Township Parkway, featuring both chain restaurants and locally owned establishments. Options include:

  • Poke Honolulu serves bubble tea along with poke bowls.
  • Kebab-JE offers a diverse selection of Mediterranean and Lebanese cuisine.
  • First Watch has breakfast items and sandwiches.
  • Margaritas Mexican Restaurant sells dishes from South of the Border.

Multiple CATS routes serve Sardis Forest

Charlotte Area Rapid Transit has several bus routes that connect to Sardis Forest. The #51 bus stops along Pineville-Matthews Road, while both the #14 and #61x stop on Providence Road. The entrance to Interstate 485 is roughly 5 miles south on John Street. Uptown Charlotte is approximately 10 miles north, while Matthews is 3 miles southeast. Novant Health Matthews Medical Center is 5 miles east.

The people in this area are established and have lived here over 20 years. New families are now moving in homes left to them by retirees/relatives.

Since they are reworking a major highway in this area, many commuters cut through. The mornings and after work are horrible times to try to travel. There are many potholes and daily detours.
