Sedgefield, a convenient Charlotte neighborhood
Sedgefield offers homebuyers access to retail, dining and world-class entertainment near the heart of Charlotte. The oak-shaded suburb attracts homebuyers focused on settling down and building the next stage of their lives. But the neighborhood is changing as well. “Many Sedgefield houses are pretty old and being torn down. In their place, people are building larger homes,” says Realtor Preston Nowaski, who has sold houses in the neighborhood with Ashley Scott, LLC. Many homebuyers commute 3 miles northeast to Uptown Charlotte via South Boulevard. The neighborhood provides walkable access to public greenspaces where residents can play sports, walk their pets and take their children to playgrounds. The local schools have moderate to high ratings.

Single-family homes and townhouses
“The homes are much less expensive than nearby communities like Myers Park, but Sedgefield residents have access to the same city amenities,” Nowaski says. Assessors value two-bedroom 1960s brick ranch-style homes at between $260,000 and $1 million. Three-bedroom townhomes built within the last five years sell for between $840,000 and $950,000. Homebuyers can purchase a three-bedroom 1950s single-story craftsman-style home for between $850,000 and $1.2 million. “The average home stays on the market for around a month,” Nowaski says. The price point has risen sharply in the past few years, so most buyers are upgrading rather than purchasing their first home.” Five-bedroom newly built farmhouse-style homes are valued between $1.6 million and $1.8 million. “People like investing in the neighborhood because the general area is very nice. The community is next to Dilworth, one of Charlotte’s top historic neighborhoods,” Nowaski says.

Finely rated public schools
Many children attend Dilworth Elementary, which has a 14-to-1 student-teacher ratio and a C-plus Niche rating. Sedgefield Middle has a 13-to-1 student-teacher ratio and a B-minus Niche rating. Many teens move on to Myers Park High, which has an 87% graduation rate and an A Niche rating.

Greenspaces within walking distance
People walk to E.B. Moore Park on the community’s southern border to take their children to the playground. Folks play basketball and tennis at Sedgefield Neighborhood Park, on the community’s northern border. Some people travel 1 ½ miles to Freedom Park, which has 98 acres of baseball fields, tennis courts, soccer fields, basketball courts, volleyball courts and walking trails.

Chain restaurants, local eateries and retail
Homebuyers can walk to shopping and dining options along South Boulevard, which cuts through the community's western edge. Many new businesses have been developed along that road in recent years. There are franchise restaurants like McDonald’s, Five Guys and Chick-fil-A. The Waterman Fish Bar at the Sedgefield Shopping Center is popular for its shrimp and fried chicken biscuits. The shopping center is also home to a Harris Teeter. People buy watches, earrings and necklaces at Tower Place Jewelers on South Boulevard. People buy women's clothing and boots at Queen Access Beauty Lounge on Lindhall Court. Many residents shop at Atherton Mill, about a mile to the north. Atherton Mill includes stores like Lululemon, Sephora, Anthropologie and Boem Boutique. South End, known for its restaurants and nightlife, is 1 ½ miles north of Sedgefield. People enjoy Mexican food at Velvet Taco and prime cuts of beef at Sullivan’s Steakhouse.

Music, comedy and live sports
Three miles to the north via South Boulevard, the Charlotte Hornets play at the Spectrum Center, and the Carolina Panthers play at Bank of America Stadium. Also in Uptown Charlotte, the Belk Theater hosts operas like Madame Butterfly and comedians like Andrew Schulz. About 2 ½ miles north via South Boulevard, people take in the works of Warhol and Picasso at the Bechtler Museum of Modern Art. Sedgefield also holds regular events, like a chili cook-off or the annual Sedgefest, which features food and art vendors, live bands and a silent auction.

Residents can walk to New Bern Station to catch the light rail and travel around Charlotte.
