Multi-family developments reign supreme
Single-family homes are a rarity in this part of town, where sprawling apartment communities cater to this renter-dominated market. “It’s great for students. In fact, a lot of people who’ve shown interest in my property have been investors who want to rent to students,” says Lindsey Sandoval, a local Realtor with eXp Realty. However, University City North’s appeal isn’t limited to the collegiate crowd. “Whether you’re a college student, family or young professional, I think the real draw is the convenience and the diversity of the area,” Sandoval adds. Due to their scarcity, rare single-family homes typically sell around the $430,000 mark. Townhouses and condos are more common, nestled in well-manicured complexes with central amenities and walkable businesses. While a two-bedroom condo might be priced around the mid-$200,000s, three-bedroom townhouses can list in the low $300,000 range.Chain stores nearby and dining in town
Big-box stores abound, making grocery shopping a breeze. Residents can restock their pantry at Food Lion, Trader Joe’s or Harris Teeter, all within a two-mile radius. Practically every type of retailer is within reach, from clothing stores to warehouse goods to hobby shops — even the only Ikea in North Carolina is just south of the neighborhood. While there are plenty of chain restaurants for a quick bite, folks head to the Shoppes at University Place to explore area-favorite flavors. Boardwalk Billy’s Raw Bar and Ribs is a popular local haunt for its waterfront patio and sauce-slathered ribs, while Famous Toastery is a brunch classic beloved for its mimosa flights. On hot summer nights, residents cool down with a paddle boat ride around the pond and a heaping milkshake from Ninety’s Dessert Bar. There are plenty more entertainment options close by, from University sporting events to concerts on the PNC Music Pavilion green. Residents can also hit the driving range at Topgolf or experience high-speed thrills at the Charlotte Motor Speedway, just up North Tryon Street.Catch a train to Uptown
The LYNX Blue Line extension was fully completed in 2018, connecting University City to Uptown via a stretch of light rail track along North Tryon Street. Commuters are about 10 miles from Center City, though plenty of major employers have settled close to home in University City’s bustling business parks and near the Atrium Health complex. According to Sandoval, the area is also popular with professionals who work in Charlotte’s burgeoning outskirt cities but still want to be close to the attractions in Uptown. “There are some real thriving businesses and a lot of growth in the area, not even just in Charlotte, but also in Concord and Kannapolis. You’ll find people in University City who commute out there,” she says.Go for a ride on the Mallard Creek Greenway
Swaths of green space cut through the middle of the neighborhood along the Mallard Creek Greenway, a paved path that follows miles of forested waterside. “When I walked around the area with my kids, there were quite a few people on the trail,” Sandoval says. “Of all the greenways in Charlotte, who knew this hidden gem was so well-maintained? It’s really nicely paved and easy to access. I saw strollers, seniors, bikers — it was a good mix of people.” The greenway provides a natural buffer between residential and commercial areas, but it’s also a connector. Residents near the trail’s eastern terminus can walk through the woods and veer off along the Toby Creek Greenway to head straight through campus. Or, they can take the Barton Creek Greenway to the Shoppes at University Place for a quick bite or a loop around the pond. The Mallard Creek Greenway also winds past Paradise Valley Par 3, an 18-hole public golf course curving around ponds and apartment complexes. Its mini golf course is a particularly popular weekend activity for families.Getting an early start on higher education
University Meadows Elementary earns a C-plus from Niche and sends students on to James Martin Middle and Julius L. Chambers High, both of which score a C. The nearby Charlotte Engineering Early College is a public magnet school where students can earn their high school diplomas while tackling college coursework at UNC Charlotte. This prestigious five-year program for career-ready learners receives an A-plus from Niche.
