A rural town in eastern Chautauqua County
Woodland and farmland span as far as the eye can along the country roads of Charlotte, a rural town in Chautauqua County of approximately 1,500 residents. Founded in the early 1800s, not much has changed here over the centuries, apart from the installation of 21st-century towering white windmills. As New York State aims to enhance its clean, renewable energy, Chautauqua County has been a hotspot for recent developments, such as the Cassadaga Wind Project, which included the construction of 37 turbines.
While some residents aren’t fond of their changing landscape, increased tax revenue and job creation are pros that many overlook in this quiet town on the cusp of New York State's Amish country. "Most of Chautauqua County is rural," says Heather Chase, a local real estate salesperson with ERA Real Estate, who has nearly 10 years of experience in the industry. "A lot of the county consists of an aging population. Young people tend to leave, but many return later in life. The nature, affordability and longing for home draws people back in."
Charlotte is a quiet walkable town with parks and green spaces all around the area.

Nearby village parks, lakeside entertainment and year-round recreation
While Charlotte's landscape offers varying hues of green, Sinclairville, a village on the town's southern border, is home to the area’s only public parks. Along Park Street, Sinclairville Village Park features a playground, a ball field with a small set of bleachers and several sports courts. A short walk down the road leads to Minckler Common, the village's gathering place for events like the local history fair hosted by the Valley Historical Society.
Seven miles from Sinclairville, Cassadaga hugs a small lake. This tiny village is inundated with summer tourists, especially those visiting Lily Dale, a neighboring spiritualist community. A small beach area with a pier hugs the lake, enticing swimmers, sunbathers and kayakers. Other amenities include a playground, basketball court and gazebo. Another boat launch and fishing area are across the lake, near the adjacent Cassadaga Country Club, a semi-private 18-hole golf course with a restaurant.
Summertime concerts on a floating stage attract locals to the lakes, and when the water freezes over, residents head outdoors for ice fishing and ice skating. The lake also serves as a gathering place for events like the Cassadaga Volunteer Fire Department's 100th Anniversary Celebration and Labor Day Festival. Others can take their motorized boat north to Lake Erie's expansive shores or south to the 17-mile-long Chautauqua Lake. "There are a lot of campgrounds along Lake Erie, but most hotels and vacation rentals are near Chautauqua," says Louis Dispenza, a local Realtor with Midtown Realty, who has been in the industry for almost 20 years, with visitors and seasonal residents drawn to quaint waterfront villages and the Chautauqua Institution, which attracts thousands of lifelong learners every summer.
When the seasons change, Charlotte residents swap their swimsuits for hunting gear. Boutwell Hill State Forest spans nearly 3,000 acres along the east side of town. Popular pastimes include hiking, horseback riding, hunting and trapping. "Hunting and fishing are a huge part of the culture up here," Chase says. "There's one local butcher that processed almost 1,000 deer last year." In the colder months, Western New York turns into a winter wonderland destination for snowmobiling, snowshoeing and cross-country skiing.

Small-town and country living on acreage
Sinclairville is also the town's residential hub. Historic farmhouses, ramblers, and colonial- and National-style homes sit close together along paved sidewalks. Outside the village, rural roads weave past acres of woodland, farmland and secluded ranch-style homes, hunting cabins and farmhouses. Some homes sit abandoned, others could use some TLC, and a few houses look brand new. Sales prices throughout most of Charlotte can range from the low-$100,000s to the mid-$200,000s. Little sales information is available regarding properties larger than 50 acres, but prices typically increase alongside lot sizes. Charlotte earns a CAP Index of 1 out of 10, compared to the national average of 4.
The larger lots in Charlotte allow for colonial homes to have larger detached garages.

Small-town amenities in Cassadaga, big-box retailers and entertainment near Fredonia
Sinclairville is home to one Dollar General, while Cassadaga features a small convenience store that sells fresh produce, meat and hardware items. A handful of shops, restaurants and other local businesses line Cassadaga's tiny Main Street. Crowds gather at 3 Lake Café for homemade pastries, handcrafted lattes and home fry scramble bowls, while lunch crowds dive into ancient grain bowls and warm paninis. Up the road, the Whiskey Hill Saloon's wood-paneled interior offers a rustic atmosphere for a steak dinner and an aged bourbon.
Additional restaurants, big-box stores, national grocers and entertainment options await in Fredonia and Dunkirk, about 14 miles north of Charlotte, or Jamestown, 16 miles south. "Fredonia has a nice little Main Street with local shops and restaurants and events such as the Farm Festival and Italian Festival," Dispenza says. "There's a large Italian community in the area. Their homemade sauces and tripe, an Italian delicacy, are all festival favorites."

On Saturdays Charlotte locals can buy farm fresh produce directly from local growers at the Fredonia Farmers Market.

Nearby schools in Cassadaga Valley Central School District
The Cassadaga Valley Central School District serves the community and earns a C rating from Niche. Pre-kindergarteners through fifth graders may attend the C-rated Sinclairville Elementary School. Sixth through twelfth graders may attend Cassadaga Valley Middle/High School. In addition to a B-minus rating from Niche, the school offers a small student-to-teacher ratio of 9-to-1.
The Cassadaga Valley Middle/High School is an exemplary school in Sinclairville that teaches grades 6-12.
Sinclairville Elementary School has a student teacher ratio of 11 to 1.

Commutes around Charlotte
The Chautauqua Area Regional Transit System (CHQ Transit) provides public transportation to nearby residents, with regular bus service in Sinclairville. New York State Route 60 connects residents to Dunkirk's Brooks Memorial Hospital, 17 miles north, and Jamestown's UPMC Chautauqua, 17 miles south. Buffalo Niagara International Airport is about 60 miles away via Interstate 90, and Erie International Airport is about 70 miles west via Interstate 86.
