Rio is where the urban neighborhoods adjacent to University of Virginia campus begin to become Charlottesville's retail-filled suburbs. Positioned along Route 29, moving north towards Washington, these hold the appeal of being commuter friendly. “One way of thinking about it is North 29 is South Washington,” says Steven Michaels, an early childhood educator in Charlottesville. “People that live here are commuting or working from home.” Lori Meistrell, associate broker with Nest Realty, adds that diverse employment opportunities within Charlottesville mean that not everyone has to go to Washington. “The city is home to a lot of defense and finance companies,” she says. “We also have a budding startup scene, with companies like Willowtree.” There’s an air of newness around this neighborhood, with developments like Belvedere having taken off during the 2010s. These modern developments feature popular styles like Craftsman homes and extras llike organic farms. And with multiple schools within the neighborhood, it’s easy to see how these northern Charlottesville suburbs are being fed with growth.

Craftsman homes from $800,000
A variety of housing enhances Rio’s appeal. Despite its relatively small size, Rio has townhouses, condos and single-owner homes. Prices are diverse, too. For example, a three-bedroom, two-bath condo from the mid-2000s can start at $360,000. Townhouses in developments like Glenwood Station can start at three-bedroom units for $260,000 and move up to four-bedroom units in the mid $400,000s. Single-owner homes tend to range from $400,000 to $600,000. These come in classic styles like colonials and modern ranch-style homes. Newer developments like Belvedere use bolder palettes like slate blue and sage green, with stone accents and other Craftsman signatures. These homes can also be quite large, with most over 3,000 square feet. As a result, prices reflect the top of the market, from $800,000 to $1 million. Attached villas with private courtyards are also popular here and range from $500,000 to $600,000.

Engineering studies at Ablemarle High
Strong Albermarle County schools are in focus here. Woodbrook Elementary has a 10-to-1 student-teacher ratio and a B-minus rating from Niche. Journey Middle has a 12-to-1 student-teacher ratio and an A-minus rating. Albemarle High is an A-rated school known for an engineering-focused department called MESA, which stands for Math, Engineering and Science Academy. It also offers multiple options for expanding learning outside the school. Students can take Advanced Placement courses with Piedmont Virginia Community College or attend technical career courses through a joint program with neighboring Charlottesville City Public Schools.

Trails and mountain views at nearby McIntire Park
One aspect to consider about Rio is that it doesn’t have any park spaces of its own. Still, Rio is connected to Charlottesville, and drivers can reach McIntire Park in 3.5 miles. This is one of the largest and most active parks in the city, so it’s a logical choice when Rio residents decide they need to get out. Nature trails and mountain views provide plenty of easygoing entertainment. But for those who desire something more active, there are ballfields and a popular skate park facility with concrete bowls and ledges.

Shopping and dining in Rio
The instant access to shopping, dining and entertainment is one of Rio’s main benefits. Charlottesville Fashion Square stays true to its name with clothing stores like Belk, Spencers, Lids and Torrid. The 29th Place Shopping Mall is more diverse in its offerings, which include office supplies at Staples and recreation at UpLevel Martial Arts. Clustered around the Northside Library are stores like Kroger, CVS and Dollar Store. Albemarle Shopping Mall brings more supermarket shopping with Aldi, but it’s perhaps better known for containing an ACAC fitness facility. Eateries are scattered throughout all of these shopping centers, ranging from Chinese to Mexican to Italian. U.S. Route 29 to UVA
Of course, the main highlight of Rio is U.S. Route 29 running right through the middle. It’s just a 3-mile drive south down this route to the University of Virginia, which features major event venues like the John Paul Jones Arena. Or, residents can take it north a little over 100 miles – about a two-hour drive – to Washington. Buses also run along main thoroughfares within the neighborhood, like Rio Road and Hillsdale Drive.
I29 and I250 make for an easy commute anywhere outside of Rio.
