Towering trees create a dense canopy above the established suburban streets of Dunlora, a planned community just outside of Charlottesville’s city limits. The neighborhood blends a quiet atmosphere with convenience, which draws homebuyers. “People move here because of the central location to the general Charlottesville area,” says Realtor and associate broker Jessica Russo of Nest Realty Group. “It’s a little oasis with mature trees and trails, and quick access to the Meadowcreek Parkway which takes you straight to downtown.” The heart of Charlottesville is only 2 miles from Dunlora. Another draw is the diverse housing stock. “Dunlora is a cozy neighborhood that has a range of mostly single-family homes,” Russo says, adding that residences range in size from small to stately. “There are all different sorts of floor plans; you have one-level living and bigger, 5,000 square-foot homes with basements.” Russo says the variety in home sizes appeals to a diverse crowd. “The neighborhood is great for starter and established buyers alike.”

Single-family homes dominate but townhouses add variety

Tree-lined streets and numerous cul-de-sacs create a peaceful private atmosphere in Dunlora. The neighborhood offers various housing types that appeal to homebuyers, and new construction continues to expand the boundaries of the community. Set on generous lot sizes, most properties in the area are single-family homes, with prices typically ranging from $570,000 to $980,000. New custom-built homes and larger properties can reach up to $1.3 million. The neighborhood also features townhouses and smaller carriage homes, which provide attractive, low maintenance living options priced from the low $300,000s to the mid $600,000s.

Students attend Albemarle County schools with strong ratings

Students in Dunlora are zoned to attend Albemarle Country Public Schools. The district earns an A from Niche and is ranked the ninth-best school district in the state. Albemarle High School serves about 2,000 students across the county and maintains an A grade from Niche. Dunlora’s clubhouse features a workout and weight room, and also serves as the site of many events hosted by the Dunlora Community Association, such as seasonal socials and family-friendly gatherings. Russo emphasizes that the clubhouse and robust social calendar help foster a great neighborhood community vibe.

Dunlora is directly connected to the John Warner Parkway Trail, which links through to the Butterfly Greenway and on to McIntire Park and the expansive Rivanna River Trail system, providing even more opportunities to explore the scenic Rio region. Pen Park, with its multiple bike trails, tennis courts and the Meadowcreek Golf Course, is also nearby.

Stonefield and Barracks Road offer shopping and dining variety

Minutes from Dunlora, major retail centers like the Shops at Stonefield and Barracks Road Shopping Center line Route 29, providing a diverse selection of shops, restaurants and services to meet everyday needs. Shops range from clothing stores like Madewell and Jos A. Bank to national retailers like Barnes & Noble. The nearby Rio Road corridor offers quick access to additional take-out options and other daily essentials. Popular grocery stores in the area include Costco, Harris Teeter and Kroger.
