Once farmland, now an exurb next to an airport
Earlysville is part of a cluster of neighborhoods that converges on the Charlottesville-Albemarle Airport. As such, it shares in the growth that’s spreading north of Charlottesville. But while some of these suburbs hug the eastern side of the airport, Earlysville is placed to the west. There’s a key difference with this placement: Route 29 runs through those eastern suburbs, and it’s known as a busy commuter corridor lined with retail. Earlysville is a step removed from this path, certainly giving it proximity to transportation and retail amenities, but characterizing it more as a quieter, primarily residential neighborhood – less of a mixed-use environment with offices and shops. “Earlysville was a very rural area,” says Benjamin Reeves, CEO of The Titan Team. “You wouldn’t say it has a downtown, but there’s a strip along Earlysville Road with a couple churches, a car repair shop, a couple small shops, a post office. It had a little urban growth back in the 80s, you see. But it’s quite expansive. You can go to a winery out there.”
Cottages, farmhouses and ranches evoke a rural feel
Given the rural roots of Earlysville, it’s not uncommon to find housing styles reflecting that heritage. Multi-story farmhouses or single-level cottages and ranches will sell in the $300,000 to $400,000 range. These can come in bold colors like barn red or feature wood siding on the façade. Notably, there are renovated and newly built homes in Earlysville that riff on these country styles. For example, ranches from the 2020s can feature floors and countertops with open-grain wood patterns that feel rustic. Renovated split-level homes from the 70s can have large brick fireplaces and lodge-like sunrooms. Prices for these homes are in the $400,000 to $500,000 range. Regardless, these properties tend to be on larger wooded lots that create a sense of privacy.
STEM studies at Albemarle High
Broadus Wood Elementary earns a B-plus rating from Niche, and focuses on an educational model that emphasizes applied knowledge, project-based learning and collaboration. Journey Middle receives an A-minus rating and maintains a 12-to-1 student-teacher ratio. Albemarle High earns an A while maintaining a 14-to-1 student-teacher ratio, with nearly 2,000 enrolled. It’s the largest school in the Albemarle County Public Schools division. Those interested in the STEM field can make use of MESA, which stands for the Math, Engineering and Science Academy. Participating students can enjoy a maker lab on site or enter in prestigious robotics competitions.
Route 29 leads into Charlottesville
The airport is certainly a major transportation feature of Earlysville. “They’re always looking to add more flights,” says Reeves. And with Route 29 on the other side of the airport, residents have an easy commute into downtown Charlottesville or to the University of Virginia. Walkability is not a standout feature of Earlysville, even though lots tend to be on the spacious side. Earlysville Road is the main drag for north-south travel, while Advance Mills Road intersects for east-west travel. Otherwise, small residential streets spin off from these, ending in cul-de-sacs or winding their way through the neighborhood’s sprawling expanse.
Small shops on Earlysville Road, big-box stores in Hollymead
Thrifting at Earlysville Exchange or buying ornate pottery at Mud Dauber Gallery are some of the shopping activities possible in this neighborhood. A farmers market opens on Thursdays, next to Buck Mountain Church. But for most errands, residents will head next door to Hollymead Town Center. Big-box stores like Target and a Harris Teeter are convenient stops for errands. Fast casual eateries, like Domino’s and Chipotle, dot the shopping center. But relaxed sit-down restaurants are planted nearby, too. Sakura approaches upscale dining with steakhouse and seafood offerings, while Timberwood Taphouse goes more of a tavern route with burgers, fries, craft beer and outdoor seating.
Fun on the water at Chris Greene Lake Park
Just as the surrounding neighborhoods share the airport as a focal point, they also converge on Chris Greene Lake Park. Activity centers on the lake, which is more than just a place to observe or paddle across with rentable kayaks – it’s also a place for dog owners to congregate, with a fenced area that opens up to the water. Trails provide opportunity for exploration, while a disc golf course offers more structured fun. There’s a playground as well. Chisholm Vineyards at Adventure Farm is off Earlysville Road, with views of the Blue Ridge Mountains. There’s a tasting room and pavilion, or visitors can take a more immersive journey by bringing a blanket and chairs out to the farm’s pond.
