Johnson Village is a small neighborhood comprised of a handful of streets just south of Jefferson Park Avenue. It has a quiet character, in part owing to Johnson Elementary School anchoring the north side. “There’s a little crosswalk on Cherry Avenue, and a lot of people like how the school is walking distance from home,” says Donna Goings, who’s been selling homes in Charlottesville since 1985. “Johnson Village has sidewalks on both sides of the street, which is another benefit.” Near the school is Cherry Avenue Christian Church and a few business offices, but Johnson Village is primarily residential with the closest park space being Forest Hill Park, less than a mile east in neighboring Fifeville.
Homes from the 60s and 70s, new construction
Housing was primarily developed in the 60s and 70s, but in the past five years, there has been new construction, too. “The newer homes are bigger and more expensive,” says Goings, who has made 100 sales in this neighborhood of about 190 homes. “They can be in the $600,000s whereas the original homes will sell in the $400,000s.” She describes the 60s and 70s housing as tri-level properties and ranches with basements. Some choose to keep the period details, while others aim to renovate, she says. Three-bedroom townhouses with three or four baths offer an option outside of single-family homes, and these sell for around $500,000. “You’ll see visiting nurses and faculty in the neighborhood,” says Joe Porterfield, who’s lived in the area 40 years and is a Realtor with Avenue Realty. “That trend has been strong since 2020.”
Extracurriculars at Charlottesville High
Johnson Elementary has a 12-to-1 student-teacher ratio and earns a B from Niche. It’s one of the prime features of the neighborhood, being surrounded by homes on each side. It features extensive playground equipment. Buford Middle receives a B-minus rating. Charlottesville High is an A-rated school known for its extracurricular clubs. The debate team won state championships in 2022 and 2023, while the golf team became state champions in 2023.
Mountain views at Forest Hills Park
Johnson Village has no park space of its own, but it does have convenient ways to reach nearby recreation opportunities. Forest Hills Park is less than a mile down Cherry Avenue, and features views of Carter’s Mountain. The shade trees give visitors plenty of reason to lounge across the 7 acres of space, but there are active elements, too, with basketball courts and a playground. Trails, picnic shelters and a spray pad bring additional amenities that prolong a visit. The Smith Aquatic & Fitness Center is a few blocks north, next to Buford Middle. Visitors can swim laps, play on the water slides and use state-of-the-art fitness equipment.
Shopping and Dining on Fifth Street
The south end of Johnson Village empties out to Fifth Street, a prominent corridor in the city. This gives residents quick access to amenities like Food Lion, CVS, Family Dollar and Domino’s Pizza – all clustered in the same strip mall. Locally owned options along this stretch include Christian’s Pizza, which also sells calzones and salads. If residents exit the north side of the neighborhood and go a few blocks to the intersection of Jefferson Park Avenue and Maury Avenue, they’ll find more small businesses. There’s a take-out spot for Chinese with Yuan Ho, but also tacos at Guadalajara Mexico. For a slightly upscale pizza experience, Pi Napo serves up wood-fired pie. Wayside Takeout & Catering is a Southern staple – the white clapboard diner started selling fried chicken 50 years ago.
A walkable community with bus lines
Walkability is a key factor in residents choosing Johnson Village, says Goings. Other alternative transportation modes include buses on Cherry Avenue and Fifth Street – both of which are key east-west corridors serving the neighborhood. Drivers can benefit from the fact that Fifth Street leads to Interstate 64. Jefferson Park Avenue offers another way to reach I-64, this time from the neighborhood’s north end instead of the south.
