Locust Grove is perched on top of North Downtown, and was developed as a midcentury community that could mesh with nearby urban surroundings. “It was designed as an extension of downtown,” says Realtor Joe Porterfield, who’s been in the area 40 years and is now with Avenue Realty. “You’ll notice that all the streets run at the same angles as downtown, instead of a maze going different directions. That’s because the roads are supposed to work together.” Locust Grove is also a very green neighborhood, with Pen Park and McIntire Park forming buffers on the east and west ends, respectively. Throw in the fact that Route 250 traces along the south side, and what results is a suburban neighborhood with a lot of open space, transportation convenience and charming vintage houses.

Victorians mingle with Cape Cods and farmhouse styles
A frequent refrain from realtors is that housing in Locust Grove defies a single category. “It’s not a homogeneous neighborhood,” says Realtor Patricia Irby with Keller Williams Alliance. “There are a few homes that date back to the 1890s, while others are midcentury.” Victorians in brick mingle with farmhouse styles and Cape Cods. But just as there’s diversity in terms of style, so too are the prices variable. Irby mentions that “fixer uppers” will be in the $300,000 to $400,000 range. In this genre, homebuyers will encounter dressed-down two-bedroom Cape Cods from the 1940s. “A lot of people are fixing up midcentury homes here due to the great location—they want to be close to the city, but also close to amenities like Pen Park.” Previously renovated four-bed, three-bath Cape Cods can reach into the $950,000 range. Custom homes on sprawling estates are marked in the $2.5 million range. Lot sizes can vary as well, from less than a quarter acre up to 2.5 acres. Mature trees are a common sight, but homeowners tend to add ornamental hedges and bushes.

The public education options for this neighborhood are highly rated. Niche gives a B rating to Burnley-Moran Elementary. With a 13-to-1 student-teacher ratio, Buford Middle receives a B-minus. Charlottesville High is an A-rated institution, and features 60 events per year within its Martin Luther King Jr. Performing Arts Center. On the neighborhood’s west end is a private education option: the Montessori School of Charlottesville. It’s located next to Park Street Christian Church, which runs a preschool.

“Pen Park is a great amenity for this neighborhood, because you can go over there to play tennis, but also the park itself is just beautiful,” Irby says. This sprawling green space on the east end also surrounds Meadowcreek Golf Course, an 18-hole facility with lessons and tournaments. Northeast Park is more embedded in Locust Grove’s residential streets, and features athletic facilities as well, like basketball courts. McIntire Park is another sprawling space, this time on the west end. It’s distinguished by a botanical garden, skate park and Vietnam War memorial.

Classic American cuisine is part of the dining scene
Farmers in the Park is one of the standout amenities for Locust Grove residents: by zipping over to Pen Park on Wednesdays from May to September, they can access fresh produce and baked goods. Otherwise, most of the neighborhood’s retail will be accessed via Long Street, which traces along the south side. There are conveniences like a bank and a CVS, but also modest eateries like Chandler's Ice Cream, which serves root beer floats, banana splits and chili dogs. Doodles Diner is equally traditional, with a menu of classic diner options like club sandwiches, bean soups and French fries. More dining choices are available by going just a couple blocks down High Street into the Martha Jefferson neighborhood, which boasts crowd pleasers like Tacos Gomez and Fabio’s NY Pizza. Just across the Rivanna River, the Pantops Shopping Center offers a Food Lion grocery store.

Residents can quickly access North Downtown via Park Street, which also has bus stops in Locust Grove. “You’re probably not going to walk downtown,” says Irby. “It’s close, but the path there is not walkable.” However, the multiple park spaces in Locust Grove are pedestrian friendly. Route 250 along the south side is another boon for drivers and commuters, whether that’s for exploring the wider city, or hopping onto Interstate 64.
