On the verge of development in Piney Mountain
Piney Mountain is a northern suburb of Charlottesville that’s split by U.S. Route 29, a commuter highway and commercial corridor that reaches toward Washington. A portion of the neighborhood’s east end is devoted to offices for the Defense Intelligence Agency. “You’ll find that the further north you go on 29, the more it starts to bring in culture from Washington,” says Steven Michaels, who’s been an educator in Charlottesville for over a decade. He’s watched the area change, and despite Piney Mountain’s relatively small size, there continues to be interest in developing this neighborhood. “Going north of Charlottesville up 29, you’re going to get a busier lifestyle that’s mixed in with multiple amenities, such as grocery and retail lining the way,” says Benjamin Reeves, CEO of The Titan Team with Keller Wiliams. “And so you will continue to see expansive economic growth, residential developments and shopping centers and hopefully infrastructural expansion, too.”
Contemporary townhouses and detached Craftsman styles
Even though there’s growing interest in neighborhoods like Piney Mountain, homebuyers will find that properties can date back to the 70s, with split-levels and ranches presenting classic styles from that era. Prices range from $300,000 to $400,000. Townhouses are popular here, too, and these offer the appeal of spanning multiple decades. For example, townhouses from the 80s will have a boxier look, and be priced from $300,000 to $400,000. But townhouses from around 2020 have all the hallmarks of contemporary design: a slender profile, muted earth tones on the façade. These also have three bathrooms compared to one-and-a-half bathrooms. Prices range from $350,000 to $450,000. Single-owner homes are where homebuyers will begin to see evidence of Piney Mountain’s growing appeal: These properties date to the 2010s and 2020s, giving off a strong Craftsman look with stone accents, covered front porches and a mélange of colors on the façade, such as taupe, slate and olive. Landscaping leans light, but some homes are framed by tall mature trees. Street names like Sunset Drive and Bluejay Way contribute to the homey environment. Prices range from $500,000 to $600,000.
Specialized engineering studies at Ablemarle High
The public schools that serve Piney Mountain are all high-ranking, solidifying the neighborhood’s reputation as an amenity-rich suburb. Baker-Butler Elementary is rated A-minus by Niche and is known for offering personalized programs with one-on-one time for students who seek help with their studies. Lakeside Middle is earns an A and offers a 14-to-1 student-teacher ratio. Albemarle High also earns an A, and maintains a 14-to-1 student-teacher ratio, despite enrolling nearly 2,000 students – which makes it the largest school in the Albemarle County Public Schools division. A prominent program is MESA, which stands for the Math, Engineering and Science Academy. Each year, nearly 100 students are invited to participate in this collaborative, accelerated learning environment.
Disc golf and walking trails at Chris Greene Lake Park
Chris Greene Lake Park is the neighborhood’s go-to spot for outdoor recreation. The namesake lake has a dog park along the shores, and there are trails to explore – oftentimes popular with birdwatchers. Or, for those who want to get out on the water, rentals for kayaks and canoes are available. The playground is shaded by tall trees and is near a disc golf course. The next significant park is 11 miles to the south in Charlottesville. McIntire Park is known for its skate facility with ledges and concrete bowls.
Shopping and dining on U.S. Route 29
Hollymead Town Center is a little less than 3 miles south down Route 29, and that’s where residents will do the bulk of their shopping, dining and errands. Target and a Harris Teeter supermarket provide daily essentials, while restaurants offer slower sit-down experiences in a place that otherwise offers quicker conveniences like Starbucks and Five Guys. Timberwood Grill Taphouse is casual but offers outdoor seating where patrons can enjoy its menu of burgers, fries and craft beers. Larger chains include Bonefish Grill and Sakura for a steak and seafood, and a less casual atmosphere.
Route 29 is a defining feature of Piney Mountain
Route 29 is the transportation highlight of Piney Mountain – without it, mobility would be limited, since no buses currently serve the area. There’s walkability within the residential portions of the neighborhood, but since very few destinations are within walking distance of homes, that too is a limited option. There’s a Shell station on Boulderview Road across the street from townhouses, and Deeper Life Bible Church on Briarwood Drive is also surrounded by homes.
