Chatham Village is home to 6,500 permanent residents — a number that can quadruple in summer. “Real estate is strong," Masaschi says. "There is long-term appreciation, and Chatham has one of the strongest rental markets on Cape Cod.” Cedar-shingled Cape Cods, colonials and gambrel-style homes line the village’s residential streets. Suburban areas offer a beach-town vibe, with Adirondack chairs on front lawns and hydrangeas next to white-picket fences. Waterfront options range from modest seaside cottages to expansive beach houses with private waterfront access — the last slices of ownable beachfront before the Cape Cod National Seashore lays claim to the rest of the Atlantic coastline. The median sales price in Chatham Village is about $2.5 million, but waterfront properties can easily exceed $5 million. Two-bedroom condos can start under $500,000.

Chatham Village is known for water recreation, from fishing on kettle ponds to sailing in the ocean. “As an avid boater, we are fortunate to have access to the Atlantic Ocean, Pleasant Bay and Nantucket Sound, which makes it a prime location for recreational boaters,” Masaschi says. Marinas and yacht clubs dot the coastline, and Lighthouse Beach is a popular spot to relax in the sand. On land, hikers and cyclists can hit the Monomoy National Wildlife Refuge or roam the Old Colony Rail Trail. On the edge of town, Chase Park is home to an 18th-century windmill, a bowling green and a labyrinth. For baseball games, Veterans Field hosts the Chatham Anglers, a collegiate summer team. Golfers head to Chatham Seaside Links, a nine-hole course open to the public.
Established in 1808, Chatham Lighthouse on Cape Cod’s Atlantic shore remains an automated U.S. Coast Guard station and vital aid to navigation.

A walkable downtown with restaurants and shops
Main Street has the look and feel of a beach town, with American flags fluttering from cedar-shingled storefronts and galleries. “The walkable village looks like it belongs in a movie, with charming locally owned boutique stores and an impressive range of restaurants,” Masaschi says. Bluefins Sushi & Sake Bar serves authentic Japanese dishes, and The Impudent Oyster is a seafood spot located in an old church. The Chatham Squire dates back to the 1960s and offers occasional live music, trivia nights and pool tournaments. The Chatham Village Market sells groceries and other everyday essentials, and a CVS is next door. Stop & Shop is 4 miles away in Harwich, and the nearest Target is 20 miles away in Hyannis.

The Monomoy Regional School District is No. 2 in Barnstable County
Children begin at Chatham Elementary, which earns an A-minus rating from Niche. Monomoy Regional Middle receives a B-plus, and Monomoy Regional High gets a B. High school students can participate in travel and exchange programs. Trips have included Australia, Japan and the Galapagos Islands. Families seeking to enroll in Monomoy schools from outside the district may do so through the state’s school choice program.

Events centered around holidays and art
Kate Gould Park hosts most of the community’s events. Residents gather around the bandstand for live music every Friday during the summer, and the lawn becomes a gallery for local art during Art in the Park between June and August. In October, the area fills with creative Halloween displays for the Pumpkin People in the Park competition. Oktoberfest brings vendors and live music to the space each fall, as well. Christmas by the Sea is a three-day celebration with a parade, tree lighting and holiday movie screenings at the Chatham Orpheum Theater.

Transportation and traffic patterns on the Cape
“Traffic in Chatham is busy in the summer — it’s tough to take a left-hand turn,” Masaschi says. Massachusetts Route 28 is the main road to Hyannis and the Cape Cod Hospital, 20 miles away, and U.S. Route 6 leads 85 miles to Boston. The CapeFLYER train is a quicker option on summer weekends, and the Cape Cod Regional Transit Authority bus runs through the area. The Cape Cod Gateway Airport, 20 miles away, heads to regional destinations like Boston and New York, making it popular with weekenders and part-timers.
