Located 4 miles from Downtown Cheyenne, Sun Valley provides easy access to city amenities like restaurants and retail and suburban elements like greenery and walking spaces. The neighborhood location on the eastern side of the city is much quieter compared to neighborhoods on the interstate and it’s removed from traffic. “Sun Valley is a bedroom community that’s off the main roads,” says Patrick Graham, team leader and broker at Our323 Team Broker by eXp. “It started building back in the 60s and expanded until they finished the last homes in about the late 90s.”

United Nations Park at the heart of Sun Valley
United Nations Park is in the middle of the neighborhood. Visitors can enjoy lunch on the picnic tables, run around in the playground, or play a round of pickleball. Sun Valley Park is north of 12th Street. Dog walkers and joggers utilize this park’s trails. Other residents like to use the basketball courts and playgrounds. The Cheyenne Greenway, with over 45 miles of trails, includes multiple entry points within Sun Valley. “You can get to every corner in town on the Greenway,” Graham says. Kiwanis Park is where locals take their dogs for some exercise.

Simple suburb with ranch and split-level homes
Sidewalks are frequented by walkers, joggers and dog walkers, while homes tend to have yards landscaped with trees and hedges. Houses include either a one-to-two garage or a driveway. “It’s an area known for its affordability; homes are averaging $360,000 for four bedrooms and two-car garages,” Graham says. Homes are primarily raised-ranch homes and split levels. Prices can range from $255,000 for fixer-uppers to $420,000 for larger ranch homes on the neighborhood’s west side. This neighborhood is in an area that can be affected by wildfires. The county works with the local fire districts to increase public awareness and provide safety steps.

South High School is Purple Star school
Several elementary schools serve Sun Valley students. Most in the area will attend Bain Elementary in the neighborhood, which servies kindergarten through Grade 6 and earns a C rating from Niche For seventh and eighthgrade, students can attend Johnson Junior High, another C-rated school. South High earns a C-plus. As a Purple Star school, South High provides resources for military students by connecting them with other military students and designated counselors.
Near Interstate 80 and Lincolnway
College Drive is located on the neighborhood’s western edge, and leads south to Interstate 80, which takes travelers 54 miles west to Laramie and 40 miles east to the Nebraska border. Lincolnway takes residents to downtown Cheyenne. Cheyenne Transit Program has bus stops on its purple line throughout the neighborhood. The Cheyenne Regional Airport is 4 miles away, offering daily flights to Denver. For medical care, the Cheyenne Veteran Affairs Medical Center and the Cheyenne Regional Medical Center are 2 and 4 miles away respectively.
