One of the main draws to this community is the convenient access to public transportation options. “You are close to the Blue Line, but you’re also close enough to the Healy Metro Stop, which can get you into the suburbs,” says realtor Ben Lalez from the Ben Lalez Team at Compass. The MD-N subway runs through this neighborhood’s east side, while bus route 74 runs along the southern border. North Milwaukee Avenue is just a few blocks east of this community, and Kennedy Expressway is about 3 miles east.
Authentic cuisine, grocery stores and Walmart
Much like its neighbor to the south, Hermosa, Belmont Gardens is primarily Hispanic. This fact is showcased in the many Latino cuisine options throughout the community. El Cubanito is a local favorite that serves traditional Cuban sandwiches. And along Fullerton Avenue sits Ponce Restaurant, a family-owned gem well known for its Jabarito sandwich. Vibrant taco spots, like Tacotlan, El Taconazo Jr. and Taqueria El Tapatio are also popular options lining Fullerton. For everyday essentials, residents head to Hall Plaza to shop at Walmart and Aldi.

Kelvyn (William) Park, Kosciuszko (Thadeuz) Park and Ken-Well Park

This park is also where residents gather for barbeques, baseball games, soccer matches and tennis matches. Residents also use the park to walk their dogs and go on bike rides. Other options include Ken-Well Park and Kosciuszko Park, which features a sprawling playground.

In Belmont Gardens, “You can get modest homes for under $500,000,” Lalez says. “There are mostly brick bungalows and two-flats. A huge portion of the housing stock is single-family homes, and nearly everything has a garage,” he says. This community also offers townhouses and condos ranging from older buildings to new constructions. Houses range from $200,000 for a three-bedroom bungalow that needs some love, to upwards of $600,000 for a newly renovated four-bed bungalow. Townhouse and condo prices range from under $80,000 for an older condo, to upwards of $690,000 for a newly constructed townhouse. “The big thing to know about neighborhoods west of the highway is that as you stay close to Milwaukee Avenue, values tend to stay higher because of access to public transit,” Lalez says. Inventory is low, and the market is hot, with most homes only staying on the market for around 19 days. For comparison, the US average is 42 days.

Neighborhood kids attend Barry Elementary from pre-K through sixth grade. Kelvyn Park High School, a fine and performing arts junior and senior high school, holds a C-minus rating and is often the next step for seventh through twelfth graders. For English-learning students and students with learning disabilities, Federico Garcia Lorca Elementary is a popular option. The elementary/middle school teaches students from pre-K through eighth and has a C rating on Niche.
